Re: Northeast and Southeast Minneapolis - General Topics
I got a kick out of this line.
Not sure what's next--even if this appeal is rejected the rezoning probably still needs a council vote.

The plans say the residential upper portion is set further back than the garage--5'6" and 5'8" versus ~2' for the garage walls.

Re: Northside - News & General Topics
I'm not suggesting that this site wouldn't work for an office development project, just that the building that's presented in these renderings is an absolute cartoon. Maybe put together by some intern who was good in SketchUp but doesn't really understand how buildings go together. Full sized trees...

Re: Greystar Apartments - 2630 University Ave SE - 16 stories
I did a blog about this at some point—I think when people talk about all the new apartments around the U they usually don’t know how expensive the mediocre dorms are. $7,000 a year, not including the mandatory meal plan, and they kick you out over winter and summer breaks. The quality varies from b...

Re: Northeast and Southeast Minneapolis - General Topics
I wonder if it would be hard to remove that little stretch of 3rd Ave NE across the street. Maybe if those buildings are developed the city could sell the land to the developer. Is it hard to remove streets? I have a handful of these short streets around the city I'd like to see removed. It can be ...

The last one is the worst. The only way to guarantee a slot in a school is to live in its attendance area. How could adding units to the attendance area possibly reduce enrollment opportunities? Utter nonsense.

From CPC Packet. 240 Portland (22 stories) is back and Red Lake Nation wants a college next to US Bank Stadium. I couldn't find a thread on 240 Portland. https://lims.minneapolismn.gov/download/Agenda/3024/RPT-PLAN13673-240PortlandAve.pdf/64208/2910/240%20Portland%20Ave https://lims.minneapolismn.g...

Re: Minneapolis Population / Density - General Discussion
I think the trial balloon proposals to pipe water from the Mississippi River and Great Lakes to the drought-prone western states has made certain people think that piping water is actually possible and will be done if desperate enough to save the economy from the fate of that many millions people w...

Re: Northeast and Southeast Minneapolis - General Topics
This area desperately needs a district parking ramp instead of every building providing its own surface lot. If they got rid of most of the street parking, this could be the city's first real woonerf. It already kind of functions that way, the lines between street, sidewalk, parking lot, and outdoo...

I assume there are trademark and marketing issues, but I think it would be cool if they kept that old GM logo on the tower.

Re: Downtown Minneapolis Office Market
I guess it's not surprising that coverage of the Great Office Absence focused on downtowns, since that's where the effects (and the reporters) were most concentrated. But it's definitely silly that predictions about the future of offices have focused on downtowns. Downtown offices are the most prod...

Even if they can't build over the pipe, there is still plenty of space to front the building along the parkway and hide the parking to the rear (north).

Prairie is a pretty generous term for that empty lot. And it's only been like that for a couple years. I feel like I can usually empathize to some degree with people opposing development, but I really just don't understand the outrage on this one.

Re: Uptown Retail & Restaurant News
Luxury retail in general is in trouble. It was kind of cool having a little cluster of nice shops there--felt very cosmopolitan, but honestly how many times does a person need to visit an Apple store or a North Face store? And how many of the dollars spent there stay in the neighborhood, or even the...

Re: 420 E Hennepin Ave
For a good time, read the letter at the end of the packet. "Parking is sadly being removed from these priceless urban neighborhoods, which is the lifeblood of neighborhood retail." This is a crazy statement. However, his point about residential rents subsidizing an empty retail space is s...

Re: Broadway Station Redevelopment - 2025 West River Rd
Okay I'm relatively new to the whole city-planning thing as I'm 23 and just found out about this stuff as a hobby, but what the heck are we thinking? Why would not every development along the river include some space for a restaurant, brewery, bar, winery, distillery with patio space so people coul...

Hopefully none of the pipeline projects gets cancelled. Housinglink has reported falling median rents for Minneapolis for the last two months after years of nothing but increases. If the pipeline stays full and this continues, maybe some of the middle-range existing projects will reduce their rents ...

Re: 1500 Nicollet Avenue - Dominium Development - 6 stories / 184 units
For the purpose of regulatory affordability standards, it's gross income. There is no way for a regulator to know each family's tax rates, deductions, savings rates, healthcare costs, etc. So it's 30% gross, which for most people will indeed end up being 40-50% of take home pay. If you have a bunch ...

Re: The Expo - 215 2nd St SE (285' - 26 Stories)
That particular development's frontage on Main Street is one the worst pieces of urban design in the city. I always assumed that the retaining wall here predated the condo development, but I guess I'm not 100% sure about that. Can anybody confirm? Based on Hennepin's GIS, it looks like the wall was...

Re: The Expo - 215 2nd St SE (285' - 26 Stories)
Slightly off-topic, but I'm going to be interested to see what happens to townhouse cluster communities like the one at the bottom right in that photo, or The Landings in the North Loop. They are bizarre little enclaves of a short but weird era of downtown development that now seems very close mind...
