It is the Schafer Richardson project. It has its own thread a page or two ago listed as 725 3rd St N.
It is a 6 story apartment building with a small commercial space on first floor. I think the crane had to be taller than normal due to the adjacent condos which are a bit taller.

Re: Schafer Richardson Development - 747 Third St. N.
I don’t think many architects do this without some pressing reason. In this case it is likely to get the basement out of the water table. The Nordic across the street had to eliminate a planned second basement level due to high water table. That being said if it is done well it can create a nice urb...

Well - it started and then stopped for about a month and a half. Not sure what the delay was. They seem to be moving again today finally. Lots of trucks lined up to move dirt and asphalt out.

Re: Schafer Richardson Development - 747 Third St. N.
This appears to be starting. Heavy equipment on site and Frana construction trailer. No fencing yet but lots of activity. If this indeed is starting I am excited to see this area when it is done. Major change in last few years with Nordic, repaving and restoration of all the streets and this project...

Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 48 stories / 550'
HOA on the cheapest unit here is probably $800 to $1,100 per month. Property taxes are approaching $1,000 per month plus the mortgage. Unless you are coming with some major equity from a previous property then you probably need a pretty high salary to live here. People often forget the HOA dues on c...

Re: Southside - General Topics
I am not sure how they are getting away with this (not elevator). I believe the code requires all levels to be accessible unless it is less than 30 occupants or some type of specialty space (i.e. maintenance/ mechanical). In Residential the occupant load for this building would be about 65 per floor...

Re: North Loop Neighborhood
My understanding is that they are planning a parking ramp there. This info comes from someone living in the condos at 212 and they have received some notifications explaining the intent. I don't believe any designs have been presented and have no idea how far along they are in the planning. The folk...

I really hope the city doesn't approve this in its current design. No retail or even commercial space on an entire block of Washington should be a no go.

Re: West Elm Hotel & Condos - 102-120 1st Street N
hmmm. I like the layout and the interior circulation. Materials- eh I think the materials are just poor rendering quality. You can see that the "limestone bands" are actually just a white fill with 50% opacity over the brick kicked out by the render software. Just some sloppy photoshop wo...

Re: West Elm Hotel & Condos - 102-120 1st Street N
The building code only allows brick to go up to 30' unsupported or up to 35' at a "gable" condition. Many people stretch the definition of a "gable" to get the whole building up to 35' (my numbers are not exact - it may be 33' or 34' but you get the point). However, there is an e...

Not likely - drawings and permits will take months for this. Permits alone will take 3-4 months probably.

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 18-20 stories
^This and air conditioning. Air conditioning completely changed the way buildings were designed. All glass with no operable windows. Old buildings had to have operable windows and they would have fried in all glass so they had thick masonry walls. Many other factors of course but cars and air condit...

Re: North Loop Neighborhood
I think the big plan here was to build this ramp so that all of the Bassett Creek Office building tenants could get off of the surface lot and move into this ramp; thereby, allowing Schafer Richardson to develop the surface lot. I am guessing that this ramp will be mostly office workers from Bassett...

Re: Iron Store - 528 Washington Ave N
They would need to provide ADA access due to the extent of the renovation; however, I hope the city makes them do something commercial on the street level. We don't need another apartment gym facing Washington. Also, I was really hoping for something like a food hall in the lower portion with the la...

Re: Legacy Condominiums - 121 12th Ave S (187' - 17 Stories)
Don't get me wrong - I am glad Stanton built these and I recognize the value he has brought to the city. I happen to own a Stanton built unit built before the bust. However, I know these could have been built for the same price and value without being all the same and black. It am more lamenting the...

Maybe - but he used the same architect for all of those projects. I think they had a formula and didn't deviate from it. In any case, history will not judge this aesthetic kindly and it is too bad we have so much of it clustered in an otherwise very architecturally dynamic neighborhood.

Re: Legacy Condominiums - 121 12th Ave S (187' - 17 Stories)
All I can think of is that the Architect lacks imagination or agreed to do the projects at cutthroat fees which he could only do if he reused all the design and details from the Bridgewater. Either scenario is sad.

Re: Legacy Condominiums - 121 12th Ave S (187' - 17 Stories)
These couple of blocks of Stanton projects should be referred to as the black hole. With the composition of the two "towers" it should have been a no-brainer to treat them a little different. This is just oppressive. The tan brick looks like someone spilled some paint over the roof and it ...

I know Opus is actively exploring ideas for the second half of the block. Might just be a quarter of it. Looking at office as an option. Things are very loose so no idea how it will flush out. The only certain thing is it is in the works.
