Re: Paragon Outlets - Eagan

I think it looks quite nice. It definitely looks a lot better than what I was expecting. It wasn't 5 years ago that I thought this whole area would be dead forever, so seeing this is awesome news. The street access could have been better but I think they're emulating the building across the street. ...

Re: Paragon Outlets - Eagan

Looks like the east end apartment complex is happening. Eagan is approving the sale of the property later today. According to the notice it's called "The Flats at Cedar Grove"

Re: Twin Cities Ammunition Plant (Arden Hills)

That's why it would be such a perfect fit. The surrounding area is already used to the noise, and only having a few races a year doesn't even compare to the jet engines heard every 2 minutes as far south as Apple Valley.

Re: Twin Cities Ammunition Plant (Arden Hills)

I'd like to see the Humphrey Terminal be rebuilt on the army lands. It'd be great for the north metro economy versus saturating the southern one. Maybe have a "bristol" sized motor speedway stadium built in its place across from the MOA and rid the area of its height restrictions.

Re: Robert St Corridor

I have to wonder about the proposed Robert St. line south of 110. It follows Sunfish Lake down into farmland in an effort to please both cities, but completely ignores the job centers along 149. Having it extend further west on 110 then south at 149 would serve 10x the people.

Re: Interstate 35E

There's quite a lot of open space between L'Orient and the west side of the highway through there. I could see it looking like that in the suburbs but for the city it seems a little wasteful to give up that much land.

I see your point Nick, but I was referring to the buildings east of there.

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

This is not true - a number of routes for 94 were considered, some of which veered quite far from this particular location. This route was chosen due to the relatively few structures and amount of parkland needed to be acquired. Few structures? This was one of the most densely populated neighborhoo...

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

This idea of removing access to 94 from the triangle altogether isn't going to happen considering the whole idea of building 94 through this part of town was to provide access to these roads to begin with. If we want to narrow the bottleneck from 9 to 4 lanes its not impossible, but the tunnel would...

Re: Upscale outlet mall in Eagan

Eagan has recently approved the $19 million parking ramp for the mall. It was decided on 2 levels with the 3rd to be built later. Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

I dunno -- A lot of roundabouts I've seen in MN and WI require you to be in the correct lane before you enter in order to be in the right spot to exit onto the road you want. Some can force cars to exit at certain points, like this one in Chippewa Falls which is offset enough to have 3 lanes on one...

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

Based on the photoshopped map above, I think there would be some sort of signalized control of flow into these roundabout points, sort of like Dupont Circle in DC. I was thinking with the existing lights at the north and south ends it would provide enough traffic gaps to give every one a turn, but ...

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

I don't see how this is an improvement. Groveland is no easier to cross. Northbound Hennepin would now zipper-merge with southbound Lyndale, in about 40 feet of shared roadway? 94 to south Lyndale zippers with north Lyndale for about 20 feet? It's a very pretty picture, but I wouldn't want to drive...

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

Pretty cool....that's my thought! Did you come up with that idea on your own? It's very creative! Thanks. After seeing footage of the 4 lane roundabouts being built in Wisconsin and Nebraska, I thought it could work pretty well right here. Plus its a trendy design which the locals might appreciate ...

Re: The Virginia Triangle (Hennepin & Lyndale Bottleneck)

If we leveled out the "no mans land" and replaced them with roundabouts it could definitely give it a more urban friendly environment. The traffic south of Groveland isn't really all that bad once the roads become 2 lane one ways which is perfect for roundabouts. If we swap the elevations of the fly...

Re: The Great River Passage Plan

Regarding West 7th, would it make more sense to connect the Fort Road bridge to Shepard Road instead of 7th St? Or would that make the riverfront less interesting for development? I'm all for connecting Shepard Rd directly to the Fort Rd Bridge as long as it continues its frontage road design to 35...

Re: The Great River Passage Plan

^^Not a bad idea. I'm also looking at Edgcumbe and Homer Streets and wondering if connecting those is within the realm of possibility. Probably have to check with the locals on that one.

Apart from the nursery there's really nothing in the way. Elway doesn't have to be as wide as it is now.

Re: The Great River Passage Plan

I think extending Lexington and St. Paul Avenue to Shepard Rd could help a lot in that effort. The extension from Lexington looks halfway done already.
