How do we know for sure they will keep paying the lease? Maybe they can pay a fee to break it early.
Either way, they can afford it. Target owns most of their real estate, City Center was an anomaly. It was also disconnected by a couple of blocks from their other buildings.

The owner of the Northstar Center is having the place subdivided into separate tracts. I don't know if this has been mentioned yet, but the plans for the new building (246 7th Ave) sure look like it's going to be a grocery store. There's separate parking access and ~18,000 sqft. My question is which one? Aldi? Cub? another Lund's? or maybe the first small-scale Hy-Vee?

Looks like they're planning on keeping the semi trucks pulling a 90° back in from Lyndale feature. Early stages but not a fan of this

I love the first-floor space as well. There will be classes in the first level space in addition to one on one sessions with personal trainers. It doesn't say much more than stating they have an option on the half block to the north, which they are currently using for construction staging.

I also noted the presence of a pharmacy in the plans - which helps to narrow who it might be a bit. Hy-Vee is also looking to open 25 stores by 2020.

I'm going to wager that Hy-Vee could very well be the grocery store. They just opened one in downtown Des Moines that's 35,000 sq feet in a similar development.
