Re: 800 Washington Ave - 14 stories - 173' (Guthrie Ramp liner development: Reloaded)

Affordable condos in the Mill District will be fantastic. This isn't "affordable" so much as "income-limited." The way a land trust works is that they artificially lower the price, roughly by the cost of the land the unit sits on, or 20% of market price. The trust owns the land....

Re: Hi-Lake - Minnehaha Mall (Target/Cub) - Downtown Longfellow

They started working on something new in the old Rainbow parking lot. A long chunk of the parking lot is all fenced off and torn up, as well as the sidewalk the curved around the Wendy's. Wonder if this is the beginning of that 5 story tall apartment complex they mentioned at a community meeting a ...

Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 48 stories / 550'

Attended the meeting yesterday. Only one person spoke in opposition which was a resident of the Legacy. Obviously not happy with the new building blocking their view of the riverside. Anyway, all items for Eleven passed 6-0! This is rich. They just stole the view of the river from the west bank off...

Re: TMBR - 100 3rd Ave N

I understand what you're saying. 100%. I'm just saying, as someone who works for developers, luxury condos (please note this is what we are talking about) are going to want high parking ratios. I'd also like to note that the size of the units themselves (ie much less studios that we see in luxury a...

Re: Legacy Condominiums - 121 12th Ave S (187' - 17 Stories)

Yep, people started moving in a month or so ago, according to the guy who told the Planning Commission that approval of Eleven should be delayed so more of his neighbors could move in and whine about their views. Legacy buyers actually have to sign a waiver when they buy, acknowledging Eleven (even...

Re: Gateway Tower (RBC/Four Seasons) - 37 stories - 503'

Would be nice if the building could break ground with in the next couple weeks. I’m not sure how often groundbreakings happen in the winter. I would assume that since the ground is frozen, it makes things a little more difficult.

Looked like some site clearing had been done when I drove by this today. Anyone know if this is the beginning of construction?

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 18-20 stories

Stuff (not just buildings) generally goes through a period of being considered ugly/dated/tacky first before it becomes historical/vintage/cool. It's why people love the charm and style of houses from the early 20th century, but not ones from 30-40 years ago. Or why people are buying brand new furn...

Re: Apartments at Franklin and Park - 1925 Park Ave

Thor Living (a new brand-new subsidiary of Thor Construction) is proposing a four story, 44 unit apartment building on the vacant lot on the corner of Franklin and Park. The building itself isn't anything special, with no retail and 22 surface parking spaces, but, according to this Business Journal...

It was unit 615. Looks like each floor is "worth" $5k, so maybe I misremembered her price. These are all identical floorplans. 215 is sold (this one has a patio instead of balcony) 315 is reserved. 415 for $369.9. http://thelegacyminneapolis.com/property/unit-415/ 515 for $374.9. http://t...

A coworker just bought one here. 6th floor, east facing. 2br for $390 or so. Blows my mind.
That's not so bad. Over 100 two-bedroom condos costing over $400,000 have sold in Minneapolis proper in just the last 2 months.

Re: Condo Rental Caps: Economics and Equity

Hello, This is my first StreetsMN post. I’m on the board of a large downtown condo that is considering a rental cap. (A rule that limits the percentage of units that may be rented) This seems like a bad idea. It is anti-renter and I think it will hurt property value. What do people think? Has anyon...
