Re: East 38th Street & 38th St Station Development

Not sure why I think so, but seems like the "cut out" with the dog walk should face the back instead of Hiawatha. I agree. Hiawatha is a loud, busy, and visually un-interesting street/stroad/highway. My understanding is that eventually the tracks will be converted to a green space. Why not face the...

Re: Hiawatha-Minnehaha Development & RR Corridor/MinHi Line

I checked the county property tax website, and really hope the image is wrong... hoping the "Nokomis Mill" is the one between 37th and 38th street. Hayes Harlow already owns the parcel to the east across the tracks. Having this ADM parcel available (the one bounded by 37th, the tracks, 38th, and Hia...

Looks like one of the two ADM Mills is ceasing operations: https://www.bakingbusiness.com/articles ... lour-mills. Any insight as to the location of the "Nokomis Mill" vs. the "Atkinson Mill"?

Looks like the Standish Cafe is open in the spot recently vacated by Colossal Cafe. It looks like it is also a breakfast/lunch restaurant.

Re: Theater Garage Marquee Apartments - (Franklin & Lyndale)

The general contractor and subs should all carry liability. However, there will be a lot of finger pointing and attorneys will get involved. As a friend says, situations like this end up being like a grenade in a bucket of doo doo---everyone gets dirty. Really awful situation for the tenants, and fo...

Re: 38th Street Corridor & 38th St Station Development

Aw I heard from a reliable source that the Lander 38th Street Station development is not moving forward. I think they may still do something on 29th Ave since they own so many of those houses, but not the full project that had been presented. Suck---a real loss for this area.

Re: 38th Street Corridor & 38th St Station Development

Apparently the Lander development for 38th Street Station is delayed at least a year. My understanding (from an email from CM Johnson) is that there is a financing gap that is somehow related to the affordability requirement attached to the LCDA grant. Reading between the lines, it seems like the af...

Re: Public Transit News and Current Happenings

This is interesting: https://www.bloomberg.com/news/articles/2018-05-01/uber-and-driverless-cars-threaten-premium-for-homes-near-transit I wonder how this will affect (perhaps already has?) the blue/green line? We bought specifically due to proximity to the blue line, and I use it about 8x per week....

Sounds like you have not been to the Sonora Grill, either at its current location, or when it was in the Global Market. Try it during happy hour if the prices offend you. The food is amazing. When we go there for dinner we usually get an order of the nachos (the nachos are excellent) and a few tacos...

Re: Housing Market/Economics - General Topics

Market report for our MSA (metropolitan statistical area). It is pretty broad. https://www.huduser.gov/portal/publications/pdf/MinneapolisMN-comp-17.pdf Highlights: • The metropolitan economy is strong. During the 12 months ending February 2017, nonfarm payrolls rose by 30,600 jobs, or 1.6 percent, ...

New affordable development proposed for VA stop on the light rail: http://finance-commerce.com/2017/07/aff ... blue-line/.

With rents at 30% of income this seems to be a truly affordable development, rather than LIHTC "affordable".

Re: 38th Street Corridor & 38th St Station Development

I attended the entire meeting and I thought it went well. This is written from memory and from my perspective which is very much in favor of this development, so take my recap with several grains of salt. Basics: 1) Goal is to start construction spring of 2017, end fall of 2019 2) 179 total parking ...

This fund was started about a year ago with the intent of preserving naturally occurring affordable housing. There was no info on its website regarding how many or which properties it has assisted to date. It is also intended for properties with 50+ units, so it likely favors suburban properties: ht...

The at-grade parking is mostly under the apartments above and largely hidden from view from the street. The at-grade parking is intended for commercial users/customers, and is important for retail to succeed. The portion that is at-grade and open to the sky, not covered by apartments, will be lands...
