Northbound buses detour over to 2nd Ave S from 9:30-3:30, then again from 6:30-7:30. Southbound buses stay on Nicollet. High-quality transit right there.

Oh geez. Stirring up trouble! (What’s zoned heights here set at?) It's currently zoned B4S-2, which specifies no maximum height, a minimum FAR of 2.0, and a maximum FAR of 8.0. The 2040 plan calls it out as Transit 30 - building heights should be 10-30 stories, or taller if it furthers Comp Plan go...

Also, my (maybe wrong) understanding is that many of the new apartment projects (the Archive, 310 Lofts) with oversized garages will be providing public parking in them, like a couple of the buildings in Uptown do.

Yes, the bio-concrete is still in the mix. On a similar note, they mentioned that the green roof and all the garden alcoves mean that there will actually be more square feet of vegetation on the site when it's complete than there is now, as an empty grass lot.

That extension granted last month was through June 8th, with options for additional monthly extensions through September. They're on the agenda to present to the neighborhood org on Monday, so hopefully they'll show up (they've cancelled a couple months in a row now) and we'll find out then.

I think you're probably right about the parking being the determining factor at the Gateway. Poking around a little bit, looks like the Four Seasons in Denver and Nashville have 102 and 142 condos respectively, so that's not a dealbreaker. It does seem to make UP's decision to only include ~30 condos in the Gateway Tower seem pretty dumb.

I don't see that it ever actually got approved - it went to the Planning Commission Committee of the Whole for discussion in January, but hasn't shown up for a public hearing and CPC vote yet.

I think this is part of the problem though. All these new developments are waiting on the 'destination retail' to come in and pay top dollar. We should be putting pressure on these commercial landlords for smaller scale, day-to-day type shopping destinations to make this neighborhood more walkable ...

My experience is that people mostly scooter in the bike lanes on Washington, and in the road on Nicollet.

My hope for this is that the CPC doesn't let them get away with a 30' wide parking lot between the buildings like they did between Xcel and the Nic one block down. Anything past that will be a bonus.

I'm also curious what's going on with Wall's remaining property there - especially the grain elevator in from of Surly. I can't imagine it's worth tearing down and redeveloping, but I'm sure they don't want to pay property taxes on a vacant structure forever either.
