Re: Thrivent Headquarters Block - 6th St and Portland Ave

What's interesting is that they are going beyond stick construction - it'll be light-gauge steel like the recently proposed building on the MS Society site at 12th and 2nd. Per the Bizjournal article about that project, that construction type can go up to 11 stories by code. It'll be interesting to ...

Very cool that the usual suspects in the comments are furious that the state is spending money trying to keep their highway from flooding.

True enough. The refusal to plan even a Central Avenue aBRT, much less an actual rail line, isn't slowing Northeast down at all.

Re: Bottineau LRT (Blue Line Extension)

I'd be curious to see if the pushback actually is greater now than it was however long ago the original alignments were being debated/chosen. The Green Line has proven wildly successful and the combination of having both Green and Blue is starting to open eyes to the benefits of a proper rail syste...

Yeah, not even bothering to try for a legalization bill seems like a good way to lose a possibly crucial amount of votes to the weed parties.

Re: 200 Central (2019) - 293' / 27 Stories

I'm not so sure - the Planning Commission has been absurdly strict about the height and bulk limits in the new Comp Plan, and everything between the river and University in this area is Transit 10, despite the five(!) existing >10 story buildings in that district, one of which isn't even complete ye...

Re: 200 12th Ave S

Interesting. The Hampton Inn at 9th St and 1st Ave was built with steel like that, but I don't believe we've seen anything else built like that in the last decade - the other 9-11 story buildings built in the last ten years have all been concrete, if I'm remembering correctly.

Re: Arterial Bus Rapid Transit Corridors

I'm kinda wondering that too, especially with the phrasing "provide funding to deliver one complete aBRT project". $25M isn't enough to build any of the complete or planned lines - even the relatively short C Line was $37M - but it is enough to cover the remaining funding gap for either the D Line o...

Should have been Transit 20 (with its associated 6-story minimum) this close to a LRT station. Alas.

Also, is this Reuter Walton's first >6-story/non-stick apartment project? Not including WaHu which they built as part of CPM. If so, cool to see them taking on larger and more varied developments. I think so. Good on them for entering the high-rise space with a doable project instead of trying to j...

Re: Northside - General Topics

I do approve of the building pressing up against the street faces instead of the, what, 100' setback the Broadway Pizza building has? Too bad about the surface parking, but I guess it's the easiest kind of parking to repurpose when the area gets better transit in the future.

Re: Africa Market Development - 1500 S 4th St - ~11 stories

Looks like Sherman submitted the only response to the RFP, but it sounds like a pretty good one: The company’s proposal called for a 10- to 12-story building with 165 affordable-housing units, a 70,000-square-foot public market, a community clinic and 300 underground parking spaces. The market woul...

Re: Northside - General Topics

Bizjournals article about the project. Apparently the townhomes will be demolished because they're literally falling apart, with cracked and sloped foundations. The townhome development used to include the empty space where this new building will be going, but those were in such bad shape that they...

Re: Thrivent Headquarters Block - 6th St and Portland Ave

My understanding from the DMNA presentations of this project is that Thrivent is building this building to be ready for a skyway connection, so the ball is in HCMC's court once they decide what they want to do with that half-block of surface parking and the ramp next to it.

Re: Northside - General Topics

If I'm reading the packet correctly, this will be built to replace those townhouses, and then the residents of the townhouses will be moved into the new building before the townhouses are demolished, avoiding displacement. Which is great, but I don't understand why the townhouses are being demolishe...

Wedge LIVE! covered the NO meeting tonight. Lots of the usual Concerns in the thread, but the most interesting thing to me is that this would be a test case for modular construction, which we still haven't seen an example of since Thor imploded and left the Franklin & Park project in limbo. https://...

Re: North Loop Neighborhood

According to the image in the packet, the "park" will include a ~10' wide sidewalk on the north side of that parking lot (lining up with the north sidewalk of 8th St on the other side of Washington), and the rest will remain a parking lot. Better than nothing, I suppose, but it's pretty underwhelming.
