Re: Calhoun Square

I don't know if I did the math right, but excluding Girard and the garage, it seems like there's about 180,000 SF of land. Some portion of the $34.5 million is the value of the parking garage, so let's take $14.5 million off for that (seems conservative), leaving $20 million. That'd be $111 per squa...

Re: Vision Loss Resources Redevelopment - Lyndale & Franklin

How tall can you build in cross-laminated timber in MN? WA recently changed the building code to allow it up to 18 stories or so. It can make for a more cost effective building than concrete/steel, but certainly more than wood frame at 5 over 1.

Re: Uptown (and LynLake) Development & General Topics

Weird place to put the volleyball court. I also hope they don't put anything along the Greenway that is in HCRRA's ROW. Putting park space there could make it harder and more expensive to build any transit in the Greenway.

Can't believe that the 3000 block has so little landscaping. It's so much concrete. Hope some planter boxes get added.

Re: Buzza Lofts of Uptown

I dislike this project more now that I understand that the city is having them remove the tunnel under 29th street, forever removing one of the few remaining examples of how the creation of the railroad trench had to work with adjacent industrial users to adapt to a changed environment. It's unfortu...

does anyone know if SWLRT is staging on the former county site? would that be why it's the last phase? or is it where Bader is staging the towers?

Re: Arby’s Island

If we want uptown to be a great, pedestrian prioritized area, then don’t we want to move most people in & out of the area on transit and bikes, not cars? Mpls should consider banning drive thru’s there, in addition to surface lots and 1-story buildings. I agree on the goal. Drive thrus were (and I ...

Re: Arby’s Island

Don't underestimate the motivations of the existing property owner. In this case, Supervalu owned the site and leased it to Arbys. They wouldn't care about the business income stream of Arby's, except as it relates to what they are willing to pay in rent. Compare that to a franchise/corporate-owned ...

Re: Midtown Corridor Rail & Lake Street aBRT (B Line)

There had been a very preliminary evaluation of how the Midtown streetcar could connect to the Green Line Extension. It assumed a single side platform (IIRC) just south of the West Lake Station and then a single track connection to the west connecting to the Green Line Extension. It was not assumed ...

Re: Southwest LRT (Green Line Extension)

Also, a comparable property that may be similar to some of the areas along the Green Line Extension is the Spring District in Bellevue. Once an office/warehouse corridor tucked between Downtown Bellevue and Microsoft, it's transitioning into a mixed-use, urban district along the future East Link lig...

With respect to the comment about not being sure how much Eden Prairie or Minnetonka has thought about redevelopment of the station areas, this Southwest Community Works effort may shed some light on the topic. https://www.swlrtcommunityworks.org/beyond-rails/planning-information/investment-framewor...

Re: Southwest LRT (Green Line Extension)

One thing to keep in mind about SWLRT is that the cities along the line have put in considerable effort in thinking about how to shape station area development and support TOD. While folks can go on and on about whether they like this line, it appears to be happening now and there is a lot of opport...

Re: Uptown General Topics & Development Map

The north side promenade running along the Midtown Greenway in this area was a huge missed opportunity for the community. So much of the conversation about the development projects was on the scale, unit count, and parking of those buildings and much less on the promenade. The City of Minneapolis re...

Re: Uptown Retail & Restaurant News

Yeah, I actually really hate that our pedestrian overlay districts ban fast food. It just comes off as the worst sort of progressive "we know what's best for you." It's not like fast food needs a drive-thru (which is a legitimate thing to ban). I assume it also will prevent more than a few fast foo...

Some of their restaurants, like the Richfield one, includes movable chairs. The only stationary seating are the booths.
