If I remember the renderings correctly you're right, there is a small portion next to the alley that is a single story. But all of the new retail square footage is along 8th under the tower. 3-4 walkup units on Park as shown in the plans must be staying.

Glad to hear the Urban Academy project has been started. It must have been in the works for some time before F&C picked it up. DT St. Paul has so many under utilized office buildings that should just go residential while the market is tight - make way for some new office product.
