Re: Rochester
The new one by the Opus building will be really cool looking. And I think that is 15 stories high. I can't remember. I agree. That building has a really standout design. It will be 11 stories, so should be taller than the parking ramp. I was just thinking about the Discovery Square buildings develo...

Re: Rochester
Anyone know the tall building being built by Discovery Square? Not the cool looking R&D one, but a block south of that. I saw a photo DMC posted and it looks to be 10 stories already. Is it just a parking ramp? Or something better? It is just a parking ramp, and should be topped out now. Hope t...

Re: Mayo Expansion Proposal - Rochester
Anyone know how tall this building would have to be? Small plot for 110,000 sf It will be two floors above ground and two below, so will likely be the same height as the Jacobson building. They will be demolishing the Colonial building to make more room for this expansion. Just like the Jacobson bu...

It does mention that each building will be developed by a separate corporate entity, so hopefully they all pull through. I appreciate that they are look...

That looks great! Should spur plenty of other private development as well.

Re: Rochester
I agree. The key will be how well it transitions into the hotel portion.
Heard from an inside source that it's Italy and costs ~60k to store it there every year.

Re: Rochester
I personally don't find it ugly at all, but it isn't quite what I was expecting. We only have the one initial rendering, so it's unclear exactly how it will look when built. Mayo has been storing the remaining needed marble in Italy, so I'm interested to see how they use that in this design. Some of...

Re: Rochester
Ideally, I would have wanted the Holiday Inn building torn down and replaced as part of the an even larger Bloom project. This is the next best option though and makes much more sense economically. It will completely change the street level ambience of the building. Hope they also improve the rest o...

Re: Rochester
I believe Bloom Development is doing the river site, while Harbor Bay and Titan Development are doing the Michael's site. Do you know of any more details on the Virgil's site?

Re: Bloom Capital Project - Rochester
My mistake. Was just using the information in the medcitybeat article. Probably still worth it since the Bloom development offers significantly more to the public.Alatus = $10,500,000 / $125,000,000 = 8.4% (Closed); $20,000,000 / $180,000,000 = 11.1% (without firm construction pricing).

Re: Bloom Capital Project - Rochester
I was also hoping for less than $20m, but it probably is worth it. This will be a massive improvement to the public space along the riverfront, and should serve to draw many more people to the area. Compared to the Alatus Development, this TIF is actually a lower percentage of the total development ...

Re: Bloom Capital Project - Rochester
Thanks for the detailed info! Glad to hear they will be building the second phase soon as well instead of waiting a few years. I've wanted that parking ramp demolished for a long time, so I appreciate that being a priority. Now I'm just hoping the Michael's site redevelopment will also happen soon a...

Can't find anything on the city website for it yet, but glad to hear this will mean a new tallest for Rochester! The renderings shown in the video are all outdated, so hopefully we'll get some new ones soon.

Re: Rochester
I'm quite impressed with the building overall. The constraints imposed by the rail line running through the property have forced them to come up with a more interesting design than just your typical box-shaped hotel. I agree the curb cut isn't ideal, but again, the rail line would make it difficult ...

Re: Rochester
60,000+ sq. ft. of retail is very impressive. This is very similar to what I was envisioning with three towers of slightly differing heights with the tallest in the middle. Hopefully Harbor Bay continues to have the finances to re-develop this entire site. Looks like there is also a portion of the d...

Re: Bloom Capital Project - Rochester
That's a good point about the design change imbalancing the project. One thing I like about the new design is the removal of the connection over 3rd street SE with that green space moved to where the southernmost tower would have been. Now there is an uninterrupted view of the riverfront down the st...
