Re: Alatus Residential Project - 228 South 12th Street (32 stories - ~348'/405')

Just to chime in here, these are all well and good points, but wanted to point out that design is not only driven by functionality but also economics. In practice, you should be realizing better economic yields with mixed-use than a single-use structure (assuming (1) it wasn't all residential in the...

Re: Alatus Residential Project - 228 South 12th Street (31 stories - ~350'/415')

Thanks readers - feedback was really appreciated. This is a unique location, and by minimizing the overall total sqft dedicated to curb cuts, I think we have created a site plan that is not confusing for non-vehicular uses but is not confusing to vehiclar users either as that mode of transit hopeful...

Yes, we’re moving forward regardless of NEBL’s meritless petition. We appreciate this forum’s support and we’re dedicated to making the most remarkable project in Minneapolis.

Re: Alatus Residential Project - 228 South 12th Street (31 stories - ~350'/415')

I like it - that's what we were really going for - thinking about ride-sharing pick-up / drop-off and also something like the near future potential for a autonomous bus vehicles (larger autonomous rides). On the 12th Street frontage discussion, I want to make sure the retail meets the street level i...

Re: Alatus Residential Project - 228 South 12th Street (31 stories - ~350'/415')

Question: How do readers feel about the arrival court that we have designed from 12th - it is ingress only? Aesthetics, design, inter-activity with uses. Looking for feedback from a resident perspective and a pedestrian/bicyle/automobile/car-sharing/retail use/etc. experience.

Re: Bloom Capital Project - Rochester

We have a 17' right-of-way dedication on 2nd St SW - so that will be a healthy, hopefully vibrant, and very active pedestrian corridor. Part of that was also originally requested to accommodate underground tunneling but there are no more currently active discussion surrounding a use like that. Yes, ...

Re: Bloom Capital Project - Rochester

Article states the Bloom Project will be about $250M total. But aside from that, this project will have a lot more public space than most projects have. Got it, didn't see the last financing statistic in the Med City Beat - March 6th article, so fair points, my error - gotta say, little startling t...

Re: Bloom Capital Project - Rochester

I was also hoping for less than $20m, but it probably is worth it. This will be a massive improvement to the public space along the riverfront, and should serve to draw many more people to the area. Compared to the Alatus Development, this TIF is actually a lower percentage of the total development...

Re: 200 Central - Alatus Tower (Washburn-McReavy Site) 483' / 40 Stories

NEBL did not appeal the MERA/collateral estoppel/mootness ruling to the Supreme Court, so that portion of the complaint has died.

Re: Alatus Residential Project - 228 South 12th Street (31 stories - 307'/415')

I wouldn't doubt that this is in fact someone from Alatus. I reached out to them when they announced the project in Rochester, and the lead developer actually took time out of their day to meet with me for a drink so I could pick their brain about the development world. They seem to be more than wi...

Re: Alatus Residential Project - 228 South 12th Street (31 stories - 307'/415')

I'll try to address a few things but certainly welcome feedback as we're going to CoW for that very reason as well - we're trying to build this thing right... Ingress and Egress: The site is awkwardly constrained with bus lanes on 2nd Ave, the new Orange Line BRT on 12th Street traveling NW in one l...

Re: 200 Central - Alatus Tower (Washburn-McReavy Site) 483' / 40 Stories

February 6th is the oral arguments on the CUP/height variance, a very poor case based on the threshold NEBL needs to achieve - that then has 90 days to play out and Appeals Court took ~75 days to rule on the MERA claim which was subsequently dismissed on the grounds of mootness. NEBL did take the la...
