Re: Downtown Minneapolis - News & General Topics
This is one of the largest hotel/conference properties in the area. The property may change hands, but I expect the property to continue to operate as a hotel/conference center.

Re: Highland Bridge: Ford Site Redevelopment
I think there was more interest when the initial price estimates put it between 300k-400k. At 650k+ for not a particularly large house (2000-3000 sq ft), the product appeals to a much smaller market segment. It is definitely unique, and I think demand will increase as more restaurants and other amen...

Re: Highland Bridge: Ford Site Redevelopment
There's also a TON of lumber staged on site. I was wondering if that got delivered the day the CC exempted new construction from the rent control... Much of it is prefabbed framing panels for the row houses. They seem to be on track for having all the buildings for the first phase framed before the...

It appears that the plan to demo the old K-mart building and reconnect the streets wont happen until 2024 at the earliest.

Re: Highland Bridge: Ford Site Redevelopment
Talking with the Pulte site foreman, the rowhomes will have EVSE availability as an option. He did not know the amperage off the top of his head. Hopefully 60 or 80, and honestly I think the feature should be standard. 5 years from now it will be. Installing at minimum 50A breaker and a 14-50 outle...

Re: Highland Bridge: Ford Site Redevelopment
Pulte has released pricing for the first 22 row houses. These units will be on the northernmost block next to the water feature. Named building 6 & 7. Pricing will start at $595k for smaller units in building 6 and $760k for the larger units in building 7. Pricing already includes the lot premiu...

Re: Saint Paul enacts rent control
With the way the ordinance is written will result in the following things: - Rent increases will always be 3% per year, since you cannot make up for it in a later year, you are better off as a landlord raising rent no matter what. Even if not needed on a down year. - There will be significantly less...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
Of relevance- Nicollet-Lake Square, 'Over 20 specialty stores in a climate controlled mall.' Still kind of exists as 'Intown on Lake' on the SW corner. Condos were built on top three floors. https://digitalcollections.hclib.org/digital/collection/CPED/id/8155 I had always assumed that building as j...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
Probable result: tear down a bunch of affordable retail that businesses can afford to rent, and replace it with "mixed use" where the ground floor retail that developers are forced to put in as a condition of getting their project approved sits vacant because no one can afford it. In this...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
Funny, what's currently there was part of a similar 'coordinated plan' of the 1970s. I’ve seen that plan! I was reading your post and flashed back to a deck I found when I worked for the Downtown Council. The area was almost a “new town, in town” design. If you do have a link to that I would love t...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park
I see an opportunity to take Kmart site and a number of the blocks around it and turn it into a master plan similar to the ford site. A number of the buildings were damaged after the riots, it would be nice to see a coordinated plan to rebuild the area.

Re: Highland Bridge: Ford Site Redevelopment
For anyone interested in what the rowhomes might look like, Pulte recently completed and sold out a development in Germantown MD called Century Row. From what I can tell, the floor plans are similar, some of the stock photos used for highland bridge are also from this development. The biggest differ...

Re: Downtown Minneapolis General Topics & Development Map

But the influx of young singles just graduating from college or moving out of their parents house and replacing t...
