Re: Uptown (and LynLake) Development & General Topics

Apartment building proposed on the 3500 block of Hennepin Avenue. 75 units, 90 parking spots. Would require the demolition of two houses, a commercial building, and another commercial building with a few apartments on the second floor. https://www.southwestjournal.com/news/development/2019/11/new-a...

Re: Minneapolis City Politics General Discussion

This definitely went under the radar at the time, but it is 100% needed. Not using the new ward boundaries (based on the 2020 Census) until the 2025 election is really bad and undemocratic. Especially in a time of massive (but also massively unequal) population growth across the city in 2010-2020, i...

Re: Cambria / Fairfield Hotels - 41 10th Street N (former Ramada block)

So this was approved a little over 18 months ago. The property did change hands to Hawkeye Hotels (developer/owner), so that would indicate they were pretty serious about it. Have you downtowners heard anything lately?

Re: East 38th Street & 38th St Station Development

Interesting that it's only 4 stories. I have to imagine the lack of a 5th and/or 6th floor is driven entirely by parking constraints and the desire to not go underground for more parking. As planned, this has 102 apartments and 50 parking spaces. That's a pretty good/low parking ratio for a project ...

Re: 1500 Nicollet Avenue - Dominium Development - 6 stories / 184 units

I may be misunderstanding you, but spending 30% of your income on housing is a pretty standard metric of affordability. I’ve always been curious if that’s supposed to be calculated on pretax dollars or take home pay. I assume the latter since that’s the only number that matters when it comes to pay...

I mean, that's the opposite of how one is supposed to think about sunk costs, but yeah.
How dare you make me look up the correct usage of “sunk costs”. I’m a planner, not an economist

I can’t imagine they won’t file an appeal, given the sunk costs for the project thus far. I also can’t see the city council approving the appeal, over the objections of Public Works.

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park

Do not underestimate how long the ramps need to be in order to clear the railroad tracks on a bridge. Or you could save a couple of million dollars and just have the bike/ped path cross at grade. I know the railroad would fight this, but come on. Honest to god, this obvious alternative somehow didn...

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park

There needs to be, at minimum, a bike/ped bridge added at France over the RR/SWLRT tracks. Kinda bad that isn't just part of the LRT project. Even worse that it doesn't seem like anyone is even talking about it (?) While a road bridge would be nice too, I can't see the political/neighborhood support...

Re: Proposed Tower in Wedge @ Frank/Lyn

"Height varies from 6 to 8 stories, following the topography of the site." So basically a 5 over 1. What a disappointment after seeing the 20 story rendering. A tower would have a great presence over the Henn/Lyn/94 interchange and command great views over downtown. How did the 10-15 story Kenwood ...

I just gave $20 to the https://yesforsaintpaul.org/ campaign to urge people to vote yes on the organized trash ballot question this November. I may not live there now, but I lived in St. Paul for 7 years and could conceivably live there again. If I do, good god I do not want to shop around for my ow...

Re: Richfield - General Topics - 66th Street

Did anyone specifically request that there should be more commercial space in the new development? Or that in exchange for getting TIF funding, some of the retail could be set aside for one of the existing tenants (at below-market rate, etc.)? With that much surface parking provided, it would seem t...

Re: Hiawatha-Minnehaha Development & RR Corridor/MinHi Line

Ped access to the Starbucks is really bad, I'll give you that. But I disagree that drive-thru lines will frequently back up all the way onto 42nd. There's actually ample queuing space from the ordering station to the street, wrapping around the building and through the parking lot. This isn't Snelli...

Re: Hiawatha-Minnehaha Development & RR Corridor/MinHi Line

Gotta love condition #6 to make sure they aren't just bullshitting their way into only building the Starbucks drive-thru: "No business licenses shall be issued for the proposed coffee shop until the liner building fronting Hiawatha Avenue and 42nd Street is constructed." Kudos to city staff for thin...

Re: Fullertown Flats - 4736 Grand Ave

The R5 zoning was probably legacy going back decades. Mpls 2040 seems to be the first time the plan got really granular down to the parcel and will actually result in a number of properties being rezoned/downzoned. While this commercial node is not on any transit lines (transit on Grand cuts off at ...

Re: Apartments vs. Condos | Renting vs. Owning

She seems to have gone more extreme NIMBY because of 2040. There (surprisingly) hasn't really been much development proposed in her ward over the past 6 years, so there aren't many examples to point to of her loudly opposing (or supporting) development. Even some of the stuff that has been built had...

Re: Apartments vs. Condos | Renting vs. Owning

Article (from 2017) summarizing the then-recent changes to MN law regarding construction defects, lawsuits, etc. Obviously the law change was pretty subtle and has not resulted in a flurry of condo projects since.
