Re: Fullertown Flats - 4736 Grand Ave

The R5 zoning was probably legacy going back decades. Mpls 2040 seems to be the first time the plan got really granular down to the parcel and will actually result in a number of properties being rezoned/downzoned. While this commercial node is not on any transit lines (transit on Grand cuts off at ...

Re: Apartments vs. Condos | Renting vs. Owning

She seems to have gone more extreme NIMBY because of 2040. There (surprisingly) hasn't really been much development proposed in her ward over the past 6 years, so there aren't many examples to point to of her loudly opposing (or supporting) development. Even some of the stuff that has been built had...

Re: Apartments vs. Condos | Renting vs. Owning

Article (from 2017) summarizing the then-recent changes to MN law regarding construction defects, lawsuits, etc. Obviously the law change was pretty subtle and has not resulted in a flurry of condo projects since.

Re: Hiawatha-Minnehaha Development & RR Corridor/MinHi Line

If the proposal hasn't changed much from the initial version, I think there are enough legitimate concerns with vehicle backups, vehicle-ped conflicts, etc. that the City would still have solid grounds to deny, even if the application was deemed complete before the drive-thru ban went into effect. S...

Re: Hiawatha-Minnehaha Avenue Development & Grain Elevators/Freight Corridor

the Starbucks and Domino's proposal (4159 Hiawatha / Wash Me site) was pulled by the developer after significant concerns were raised by residents, neighborhood associations (LCC & SENA), and the Planning Commission. The developer has since decided to pursue a mixed-use building that includes 40-un...

Seems like a weird thing to ask after 3 years, but does this building have a name yet? I googled both addresses in the thread title and got nothing

Re: Uptown (and LynLake) Development & General Topics

Pickleball is very much a trendy, fast-growing sport right now. It's been popular with older folks for a few years, but my sense is that it's rapidly catching on with players of all ages. I honestly think it will stick around for the long haul. From my perspective, it's an improvement on the game of...

Google Maps, Hennepin County aerials, etc. use specially-equipped planes for the zoomed in imagery, not satellites. And yes, they get special permission to fly lower than other commercial aircraft.

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 23 stories - 256'

In general, I sometimes think we're in danger of repeating some of the worst urban planning mistakes of the past, namely tearing down buildings because they look out of date or represent an architectural era we don't respect at the moment. The big mistake of urban renewal wasn't that it tore down o...

F&C story with photos of the completed renovation: https://finance-commerce.com/2019/08/opus-attracts-tenants-to-refurbished-building-along-i-394/ [unlocked] The 3701 Wayzata campus has room for additional development, if Opus chooses. Re: Uptown (and LynLake) Development & General Topics

I have long thought that the mall should not be a free parking lot. There's certainly high demand for parking due to the parking-less brownstone apartments referenced above, but it definitely shouldn't be free. Work out a deal with the library to allow that parking to be utilized overnight? That sho...

Re: City of Minneapolis Office Building - 501 4th Ave S - 11 stories / 171'

So what's up with this chatter of MPD wanting to move the 1st Precinct to the existing city offices? Would they just use the PSC or City of Lakes building as-i? Tear down and build something new that would meet their needs better? I thought part of the funding scheme for the new city office building...

Re: Minneapolis Park and Recreation Board

Has anyone else been taken aback by the massive amount of "master planning" going on right now with the parks? The Hiawatha Golf Course re-do is kinda on its own separate timeline, but simultaneous plans are being put together for Minnehaha Parkway/Creek (which is huge), Mississippi River Gorge, and...

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 23 stories - 256'

(from the F&C story about Dinkytower:) [CA Ventures] is currently developing an 18- to 20-story, mixed-use apartment at 240 and 258 Hennepin Ave. The developer paid $18.4 million for that half-block site, according to certificates of real estate value made public on Thursday. The seller was 21st Cen...

I just did the State Fair deal again. $40 for 26 weeks, plus two free tickets to the fair (value $30). Effectively 6 months of the paper (Sunday+digital) for $10, if you're planning on going to the fair anyways. It's a heck of a bargain. That said, they really need to come up with simple online-only...

Re: Thrivent Headquarters Block - 6th St and Portland Ave

I definitely agree on the "focusing retail onto certain corridors/corners". North Loop seems to be the exception to that, in that you can put retail on 1st, 2nd, Washington, 5th Ave N, 6th Ave N, etc. There's enough people around during the daytime and evenings to support it. But for newly developin...

Re: Bus Destination Signage

The current Metro Transit has a lot of well-meaning but misguided spurs and diversions. In isolation, they always make sense because they directly serve a destination here or there. But taken together, they've eroded confidence and comprehension for the system. We are in full agreement on this. I j...
