Re: Richfield - General Topics - 66th Street

What’s the deal with the oak tree? Is there some significance with the Lunds family? It doesn’t look all that special.

Re: The Expo - 215 2nd St SE (285' - 26 Stories)

This is obviously fine, pretty great even. But really why not save a 1/3 or 1/4 block for a future phase (hopefully exceeding 6 stories)? You can still build a ton of units now, and there’s like no harm in setting aside some of this property that Doran/CSM already own

Re: Gateway Tower (RBC/Four Seasons) - 35ish stories - ~500'

Hard to fit in a tweet, but yeah that’s what I was getting at. If Mayor Frey is going to follow through on his hints of not doing the streetcar on Nicollet, we absolutely should not develop this block with this ground floor site plan. I actually really like the mix of uses here. 36 floors including ...

Re: Lake & Nicollet Redevelopment (Kmart site)

I think this could be among the last stores to close in the midwest, if not the entire country, since Kmart doesn’t own the land (nothing to sell) and has that sweetheart lease deal (making it feasible to continue turning a profit in the interim). The exception to that statement is if Kmart goes ful...

Re: Ford Plant Redevelopment - Highland Park

That's probably fine for now, as you (the public) certainly have an interest in pushing the market toward developing the Ford site to the highest possible intensity, rather than spreading demand across even more possible development properties. But once things on the Ford site are humming along and ...

Re: Ford Plant Redevelopment - Highland Park

It IS suspicious that none of the properties on the north side of Ford Pkwy have been redeveloped in the current housing boom...especially those within 2 blocks of the river like Petco, Firestone, and Bakers Square. There is one high-end project that got built on Cleveland & Highland Parkway, but ev...

Re: Suburban Malls and Associated Retail News

Any bets on which one of Maplewood or Burnsville gets fully (or mostly) torn down and redeveloped first? I don't know if incomes are high enough in either city to attract a full-scale BelMar (Lakewood CO) redevelopment: http://buildabetterburb.org/a-dead-mall-becomes-a-downtown-for-a-sprawling-subur...

Re: Ford Plant Redevelopment - Highland Park

It's pretty simple, no need to be smart. The City doesn't own the site - Ford does. It's a lot easier for Ford to sell the property to a single entity. Ryan has made an offer to close by the end of the year without contingencies (as noted in the Nick Halter tweet). The City was never going to purcha...

Re: Public Transit News and Current Happenings

A hybrid solution to save Route 70 service - eliminate the 84 entirely, and put those service hours into keeping the Route 70 running all day. Instead of terminating at Ford/Cleveland, the Route 70 would absorb that tail end of Route 84 that serves St. Paul Ave down to the Shepard/Davern area (i.e. ...

This project is already topped out. I'm guessing they'll have it enclosed by winter.

While I'm glad it won't be named "The Capp", what the hell is Lowa46? https://lowa46.com/

Re: Uptown Retail & Restaurant News

What a spectacular string of failures that building has been over the past 5+ years, since they forced out Old Chicago. I bet Old Chicago would still be humming along, turning a small but steady profit if they had just left it alone. Or since Kaskaid was involved with the first re-do (Boneyard), the...

Re: Hiawatha-Minnehaha Ave Development & RR Corridor/Grain Elevators

Looking at the "proposed monopole" on the plans, I think they're planning on replacing a pole near that location (see dashed box slightly east of new monopole), with the effect being that the overhead lines will be tugged to the west a bit, just to make the Phase II building fit. It does not appear ...

Re: Hiawatha-Minnehaha Ave Development & RR Corridor/Grain Elevators

Wow, that looks like as good a use of the triangular sliver as one could expect. The public space coordination (MinHi Line trail) looks fine, as presumably Oppidan is building the whole thing (in lieu of paying park dedication fees?) between 46th and Nawahada. My biggest concern is also the number o...

What? The Great Purple One himself attended Bryant Junior High, the building now called the "Sabathani Community Center".
Aw poop, I figured someone would school me in history. Of course Bryant neighborhood was named after a former school.

Re: Minneapolis 2040 Comprehensive Plan

I generally agree with MNdible on this forum, but I can't do that here. It seems like you're drawing a fine line between the City (staff) just doing a better job of explaining the plan vs. hiring a 3rd-party vendor to do the explaining. I don't see a difference. The elected officials that support th...
