You'll see vagrants right around the Snelling/Univ. crossing, but even those people are pretty harmless. If Target is any indication, things are actually improving in the area and significantly.

Both ends of AMR are single lane. Traffic only flares out midway due to left turns, etc. Putting in proper turn lanes (or roundabouts) at the intersections may actually lead to better flow than at present.

Alatus is also proposing that relatively ambitious project at Lexington near University. A lot of major projects. I wouldn't write them off just yet.

When the ZIP rail meetings were still ongoing there were statistics on that. I myself have done the commute both directions and there didn't feel like there was a substantially different amount of flow north vs. south. I think there are more than 2000 daily commutes in BOTH directions, maybe 3000 so...

Another thing to bear in mind is that the decision makers at businesses are still vast majority Boomers for now. When Millennials finally take over the leadership roles at law firms, financials, etc. that are currently in the burbs, I look for a mass migration of businesses back to the city centers....

Commuting 100 miles each way should be a deal breaker no matter the mode. This is more about regional connections than daily commuting. This would be incredibly visible from Target Field. I bet you could tune into the radio broadcast from a balcony 20+ stories up and watch the game. Of course filling that gaping hole in the urban fabric is far more important...

Adding a shiny new riverfront would indeed increase usable land supply--but it may also increase the demand aspect by drawing more people/businesses in. St. Paul is so very close to having a desirable destination riverfront, but it just can't get over the hump. IF this works, I'm in favor of it.

Could they get financing/approvals if it lacked structured parking? I kind of doubt that lot's .17 acres and its rounded edge at Ridgeview is big enough for on-site parking. Tough location for anything auto-centric.

What would happen if a significant police presence were occasionally...present...solely to ticket this infraction? I suspect that would give the law some visibility.
