This would be incredibly visible from Target Field. I bet you could tune into the radio broadcast from a balcony 20+ stories up and watch the game. Of course filling that gaping hole in the urban fabric is far more important...

Adding a shiny new riverfront would indeed increase usable land supply--but it may also increase the demand aspect by drawing more people/businesses in. St. Paul is so very close to having a desirable destination riverfront, but it just can't get over the hump. IF this works, I'm in favor of it.

^ luckily there are plans for ped refuge medians in the future. Only Savoy's across the street would be enough to get me to cross there.

Could they get financing/approvals if it lacked structured parking? I kind of doubt that lot's .17 acres and its rounded edge at Ridgeview is big enough for on-site parking. Tough location for anything auto-centric.

What would happen if a significant police presence were occasionally...present...solely to ticket this infraction? I suspect that would give the law some visibility. It does seem to make UP's decision to only include ~30 condos in the Gateway Tower seem pretty dumb. Just think of the number of doctors, NPs, PAs, CRNAs and other professions at HCMC and the U of M hospital. That is large number of people, many that may prefer to live close to work. Anyone heard rumors about Brasa getting new location in the area? That would be a real blow if they don't land nearby. They did have the world's most awkward surface lot, though, so at least that will go with their old location.

Grade separation at Snelling between train and cars can't come soon enough. I wonder what that would cost, either for underground or elevated station. We should slowly inch our LRT toward full grade separation.

I don't think you'd have to take many houses to make a single-lane-each-way connection. Businesses should be able to relocate. Some collateral damage would occur, certainly. Seems obvious to say, but either connect it to I-94 via the frontage roads or cut off the 35E freeway-style entrance. I'm no proponent for it, but connecting this more directly to I-94 would add a badly-needed additional N-S arterial that doesn't use Cretin, Hamline, Snelling, Lex or Dale, which are...
