As more and more at-grade crossings get removed from the US52 ROW, it will be easier and easier to imagine a rail line of some form running adjacent the cars. There are plenty of hills along that route, however, some quite large.

If you're building new, a liquid-based, in-floor heating system could be installed somewhat reasonably, and run sparingly as needed. Would be a great amenity if they could get it included in the build-out.

Is this currently just a surface lot over a berm? Never paid close attention before... Will the Dunn brothers tower residents fight anything over 4-5 stories? Seems like a slender high rise could work better than a blocky project like the Vue. Great location and wonderful neighborhood.

Wow, looks great. I personally am really happy they left the street level gap on 3rd between the two tower sections. That should draw more people toward the water and paths.

On the other hand, they keep finding places for MASSIVE parking ramps, e.g., into the hill on 2nd St. S & Olive. That would have been a great place for this facility. By my last check, closest real Waffle House is Liberty, MO or St. Joseph, MO. Really wish they'd make it farther north.

Also if you review the signalized alternative, to me it was far more hostile to peds/bike as it flared to 4+ lanes in some areas. One bummer about the music events there is they block off the glass with a curtain. Made for good acoustics, but you lose the view of the windows.

It's hard to compare to being *not* gray since this is all we have, but I think it looks pretty good and a little bit of accent/decoration will make this a nice blank slate to dress up for occasions. Big upgrade from what was there before.
