I do agree that it feels a little tall for the site, however I think they have done a good job of stepping the building back at the sixth level to relate more to near by structures (Maverick, the parking garage, Velo, 222). I love how the density of this project completely changes the feel of entering the city from south on 94. It really feels much more urban. I look forward to the start of Finnegans.

Bridgewater & Housing development died last night. The city council voted against it 6-1.

Too Big, Too Much Traffic, Too Tall....

What a disappointment! This would have preserved SF of retail, added more office/ day time users, added density on a corridor, and vastly improved Monterey.

I prefer the version with the dark brick better. It makes it more unique. Many of the neighboring buildings are filled with buff and brown tone brick. Its also a stronger design running the brick to the top and not changing materials at the top level.

I can't imagine the city would not demand something more special than just parking here. The location is just too good on the newly built park. What a disappointing design for the project. This a case where the city needed to challenge the developer and subsequently the architect to come up with something better. Grand Avenue is a great place within the city and more should be expected.

Exactly right on the last few posts Archiapolis. The additional problem that then develops is that all the additional built in costs are added to the final cost of the units. Higher units costs then make the economic viability of selling the units that much more difficult, etc.

The warranty issue is of great concern for condo developers. Generally speaking, state law allows the home owners 10 years to file a suit over construction defects. I would like to see more windows on the short ends of the building as well. Seems like wasted space and is highly visible from that angle. Perhaps worried about future structures blocking the views? It looks awkward and creates a highly visible 18 story blank wall, especially on the south side. Not...

I agree with Nathan, EIFs is not as criminal as cement board and if done well can look nice. I think it could give this a building a smooth modern look. Don't get me started on the odd stepping at the base...is historic driving this?

I doubt they intended to resolve everything in the design for an RFP. In the RFPs I have worked on its about conveying an architectural concept In the end the best financial offer typically boils the decision to 1 or 2 proposals, regardless of architectural merit.
