SF is also getting a 400' apartment/condo building by Studio Gang. I think the 222 project had the benefit of being "first" of 3 empty corners at this prominent intersection. Actually, any building on this lot would only have river views on floors 15 or higher. Floors 8 or 9 would be able to see downtown. 78 units in 6 floors is relatively small-scale considering many of the current projects going up right now, but I didn't realize it was only half built. Does that mean there will be another section that will rise 6 floors somewhere else? I've never seen a project be built in phases like that....usu...

It looked like they have most of the horizontal red panel in and it looks nice. Too bad they couldn't have done a little more with the horizontal louvers.

The apartments with 2 levels of parking would be about a third of that. When you add a skyway and rehab of a 7 story historic building, the number jumps up pretty quick. With the tax credits, developers tend to spend more to get a higher end product knowing they are paying a fraction.

I drive by every morning on the way to work. Just what I need, more construction to look at and buildings to critic! I love all of the activity in this area. That street car needs to get funded ASAP, so this build up can creep up Central!

I agree, I really like the layering that occurs and how the massings are broken up without looking like they are meant to look like different buildings.

The only good thing about this is that the front facade seems to be having a nice conversation with the Brunsfield building, mimicking the massing. The other elevations seem very random, but not in a thoughtful way, and don't get me started on the black/white paint job.
