Nightclubs typically have high turnover. They are often hobby businesses or opened by neophytes with other people's money so they go out of business all the time. It doesn't reflect on the general health of a nightclub district.

I would be shocked if homeless people didn't continue to hang out in Peavey Plaza after it was renovated. Why wouldn't they? The lesson of the Gateway Project was that we can't solve social problems by knocking down buildings (or in this case a park).

Take the people out of that rendering and you have a really bland, nondescript public space. If this thing goes through I wouldn't be surprised if it was quickly regarded as worse than what it replaced.

Rents are high enough that most regular chains lose money on their Uptown stores. They locate there for marketing purposes, being in high traffic locations can strengthen your brand and lead to higher sales elsewhere. This is the theory anyway. Aren't most of the old apartment buildings (1890 - 1930) stick construction with ornamental brick? They seem to have held up pretty well.

The main congestion issues in Uptown are on Friday and Saturday night. It isn't neighborhood residents causing that, they are walking to places.

This project is civic vandalism. They are tearing down half of an urban block and replacing it with a big box store.
