It will be interesting to see if Alatus comes back with a project that's designed to hit more of those lower price points, and to see how dumbed down the design needs to be to achieve that. Wouldn't be the worst outcome to see the unit count jump from 214 to 350+ (smaller units! more neighbors)... ...

While this project looks great in many ways, it's unfortunate to see this corner go from probably a dozen storefronts down to a single restaurant space.

I'm really disappointed with how Marquette keeps getting shafted by some of these projects. Nic on 5th put a Starbucks on their Marquette corner (which is great) but Opus has done nothing on their block. Even the upper parking podium levels aren't screened like 3rd and Nicollet.

I would almost be more inclined to support a right-in from northbound Hiawatha AND a median blocking left turns to/from eastbound 42nd. Even though that would add a second curb cut to the site, I bet it would reduce chaotic interactions from a traffic management standpoint.

Gotta say, considering this is a Starbucks drive through, it's not too bad. Fully screened from Hiawatha, the drive-through mess fully on the site property, one curb cut on 42nd. Seems fine.

I remember commenting with quite a few addresses where old streetcar corner buildings were downzoned to Urban Neighborhood / Interior 1, such as 48th and 4th. Still, more were missed.

Regarding 48th and Grand, it doesn't have 18G buses, but does have a U and Downtown Ltd Stop bus during rush hours.

I was just thinking about how much I love the design of Brunsfield, and they did that one too right? If/when I do a three story walkup, I want to try and scale down something like that design.

Aldi used to do "summer hours" where they were open to 9 p.m... what ever happened to that? I wish more places did that - Home Depot stays open til 10 during the summer, for example.

On another note, why oh why is there that loop from eastbound Jefferson to northbound Ayd Mill? I can't find AADT volume for that specific loop ramp, but I have to imagine it's a tiny amount compared to traffic from 35E or from westbound Jefferson.
