Re: 420 E Hennepin Ave

Building looks great. And just to contribute to the last three posts, I think Inclusionary Zoning is a bad idea. Good goals, bad idea. Should people have access to safe, secure housing. Yes for sure. Does this include brand new apartments that are easily double my rent at an "affordable" rate. I don...

More new news! At the Union Park District Council's Land Use Committee meeting on Monday the 28th, Scannell Properties will be presenting a proposal for a mixed-use project on the old Furniture Barn site. Underground and first floor parking with commercial space facing Snelling, topped by five floo...

Re: Southdale Library Block Redevelopment - Edina

Would seem weird—and not at all grand—to have a library fitted into the shell of an old retail anchor at a mall. Perhaps my imagination is not bold enough. Maybe Victor Gruen’s vision will be realized after all, though. I can see a totally badass gutting and reuse. It could be super cool. Just get ...

Re: Hiawatha-Minnehaha Development & RR Corridor/MinHi Line

The Rueter Walton apartment project at 4757 Hiawatha (former Bridgeman's/SomTaste) was denied by the Planning Commission back in December. A rare outright denial of a project in Minneapolis, over staff's recommendation to approve. The area is zoned C3A, which allows 6 stories, however is in the Sho...

Re: Arby’s Island

Is there anyone who does pro-formas for a living that can tell me why this 6 story building with a 6.6 million dollar site cannot be placed on other 1 mil fast food sites in less pricey corners of the city and rent for less? In my head, the 5.6 million dollar difference could definitely make up the ...

A medium one: When I see pneumatic tubes counting bikes, I ride back and forth over them ALOT on purpose....once about 10x over an hour. Especially if it is bad weather. I don't want low numbers to justify disinvestment. A bad one: I simultaneously believe that the city is for everyone and that panh...

Re: Mortenson / USBank site - 333 Hennepin Ave E (290' - 26 stories)

The elevator core could have been moved inward on the building (this would be the solution I’d opt for if it was an option) but that probably negatively effects parking and interior circulation. Stair cores and elevators fitting into the parking garage below is the biggest headache - I second this ...

This building is very visible coming up 4th Street from Dinkytown. The bend in the grid at Central/Hennepin makes it more of a 45 degree view instead of head-on, which is even more awesome.

I suppose this answer isn’t relevant because the zoning is still residential-only, not mixed use, but it seems quite creative: https://www.rjohnthebad.com/plain-talk/2015/05/11/thresholds-for-the-single-stair-walk-up-building Yeah I like that guy, I have seen this before - very helpful. Re: Minneapolis 2040 Comprehensive Plan

I'm mildly optimistic about seeing more missing middle housing- the continued reduction in required parking is doing a lot to help make buildings in the 4-20 unit range more viable. Unfortunately things that won't change but have made missing middle more difficult are ADA laws and an ever more strin...

Re: Twin Cities' National and Global Image

Some coverage of the Minneapolis 2040 vote today from Slate. I wonder if it'll be significant, in terms of being a national model, that Minneapolis was 'the first' to make this kind of change. Minneapolis is an extraordinarily progressive city, just as much if not more progressive than coastal citi...
