There is a secular decline in office space demand. Outside of the Bay Area and Amazon there just isn't a robust office space market. I can only say make downtown desirable to live and maybe people will demand to work there as well.

Most hotels at a certain amenity level are basically the same. Really only the finishes are what separate hotels. That's why you see hotels change brands. A hotel can be built on spec up to point.

I gotta agree with Qhaberl. It feels like a suburban stadium in a huge parking lot next to a major freeway. The least insipided local stadium since metrodome.
