Re: 200 Central - Alatus Tower (Washburn-McReavy Site) 483' / 40 Stories

I didn't go into details but I am guessing that the drawings are currently at a schematic level which is typical for city approvals and once they get cleared of litigation they will fork over the significant amount of money required for full drawings for permit. The fees on a project this size are w...

Re: 200 Central - Alatus Tower (Washburn-McReavy Site) 483' / 40 Stories

I have heard that they are hoping to have the litigation finished up shortly and then they will jump in to drawings. Looking for a construction start to be January/ February 2019. They are still very much eager to get going.

Re: Schafer Richardson offices & parking ramp - 1000 3rd St N (Zuccaro’s Produce building)

These are very small units - I am guessing they will not come with a parking space and it will be optional to rent one for an additional cost. When I worked in Miami Beach we did a lot of hotels and the city had a 375 SF MINIMUM hotel room size in their zoning code. The smallest units in this buildi...

Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)

I have heard that the 18 condos is due to a few reasons. The city has a minimum height in the agreement of 30 stories so UP is adding a few floors of condos to get to that height. They are only doing 18 because the plan is for them to be exclusive and if you get too many then they are no longer excl...

Re: The Link at Prospect Park - 2929 University Ave SE

I think the tower portion is targeting young professionals and not so much students. It is mostly one and two bedrooms with nicer finishes and a much higher price point. It also does not have lockable bedrooms. The low rise is definitely for students. From what I heard just last night the tower is a...

Re: North Loop Neighborhood

I like the concept, but couldn't they add a couple levels of apartments or condos above it? Not exactly the highest and best use ... They actually can't. The condo building next door owns the air rights to protect their views, so they can't build taller than 40'. It's unfortunate, but there's not r...

Years ago I worked on a study of that building to turn it into senior living. It actually has decent floor plates for residential - could be an interesting project.

Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)

I heard from someone directly involved that they are getting close to landing a major tenant that would get this thing moving. The tenant was an international company that was looking at a few options (read cities) to locate. My understanding is that this would be an expansion into the US market not...

This is a huge site. I walk by it everyday but to see it all fenced off makes me realize how much of a hole this will fill in the neighborhood.

Chanhassen approved the downtown apartment building/Aldi next to the dinner theater on Monday, and rezoned land at 212 and Powers Blvd. to keep the Avienda project moving forward. http://www.swnewsmedia.com/chanhassen_villager/news/local/chanhassen-city-council-approves-large-downtown-redevelopment...

I have not idea what the final product will look like but the bridge in this picture is not done. It needs guard rails and will probably need to fire proof the steel so I am guessing it will be clad with something to hide the fire proofing.

They delayed a month. Now it is supposed to start first week in August but that news is a couple weeks old so not sure if it is being pushed further. I do know architects are full time finishing up drawings.

Re: North Loop Neighborhood

As Grant alluded to, a large parking garage built on this site will allow for the development of the massive 2.5 acre Bassett Creek Business Center parking lot , which is also owned by Schafer-Richardson. There is talk about that lot being turned into a park or at least a large portion of it. I kno...

Re: United North Loop Office Building - 729 Washington Av N

This came back to the neighborhood board tonight for an update. Sounds like they worked out all the issues with the neighbors who opposed it. They are looking to put a few curling lanes in the plaza that would have cooling coils and be available to the public. Neighborhood voted to support it.

Re: United North Loop Office Building - 729 Washington Av N

They're facing an appeal of the HPC decision (which the City Council could quickly reject this week) and then they still have to get Planning Commission approvals (which could also be appealed). I'd guess they're at a minimum 8 weeks away from having final approvals. Yep, they are working with the ...
