A small correction: zoning doesn't allow a building this dense here any more than it does in any other part of the city. This building will need a lot of variances to go through. It will be helped by its proximity to LRT and that's about it, zoning-wise.

The 2nd slide depicts the stops on the south side of 7th street. If the buses traveling west on 7th were to stop there, their doors would be facing north, away from waiting passengers. Yes. The point of a woonerf is that children should be able to use the majority of the street for playspace. If they are fenced in by bollards to using only the edges of the street, then it is not a woonerf. Ergo and thusly, the space proposed by Lennar Corporation is not a woonerf.
