The expensive tunnel is key to making this part of the riverfront trail work and a worthwhile investment. Meanwhile Boom Island needs some basic repairs to the shelters like tuckpointing. Those chimneys are in scary shape.

Fencing went up around the Nicollet one a few months ago now. I've seen some contractors go in and out but no actual construction or consistent activity.

It's not the most amazing thing ever but I think the tower is better executed than the lower levels. As others mentioned I think the glass on the tower looks nicer than older curtain wall type structures. The mechanical penthouse is kinda meh. The fenced off staging area (where the third building would go) is being emptied out and the desire path from 31st to the light rail station is no longer blocked off. This leads me to believe construction is done and they won't be breaking ground on the next building for now.
