The changed orientation is a great improvement in regard to the urban context and it's relationship to the library. This looks to be going in the right direction.

I would love to see more height as well. I wonder how many units the downtown market can handle. I'm hoping for at least this and one of the Opus buildings.

The apartment building approvals have been appealed by the neighborhood to city council. The 4.5 story building is deemed too large.

I think the detail looks poorly conceived and executed. The architect doing the design knew it was going to be wood framed above the podium, why not work with the building system? Thoughts: I find the Duval porposal to certianly have an iconic feel. The height would certainly make a mark on the skyline and it would be great to add to it. I would however like to see more of it. I also like the Doran proposal the tower element is nicely done, and I like the lantern aspect of it...

The mez simply needs the head clearance to be allowed for height. The floor area of the mez depends on the type of construction and fire ratings, Concrete = the mez can be the size of half of the open space below. Wood = the mez can be 1/3 of the open space below.
