Thoughts: I find the Duval porposal to certianly have an iconic feel. The height would certainly make a mark on the skyline and it would be great to add to it. I would however like to see more of it. The mez simply needs the head clearance to be allowed for height. The floor area of the mez depends on the type of construction and fire ratings, Concrete = the mez can be the size of half of the open space below. Wood = the mez can be 1/3 of the open space below.
