Re: The Walkway - (1312 West Lake Street)
The hot tub has water in it! Maybe it's just a test as the workers were still out there. Someone please get a picture of this.

Re: Alatus St. Anthony Tower (Washburn-McReavy Site)
Is there not an Ellsworth Toohey among us to counter Archiapolis’s rant, can’t all the towers/super talls be neo-whatever? J/K Good posts Archiapolis, you do an excellent job of shedding light on the profession. It’s certainly different than the idealism that is allowed in school. But then again you...

Re: The Bridges - (950 University Avenue SE)
I agree the Bridges is a hulking mass. The material changes on the same plane is what bothers me the most. Effort was made to break up the massing but I think it didn't quite come together. I think the massing at Flo Co is funky an interesting. The exterior metal has not aged well, it was probably V...

Deprecation of the asset must also be considered for the taxable value. This likely accounts for much of the gap.

Re: Jackson Flats - (1839 Jackson Street Northeast)
I actually rather like the finished look of this project. The color scheme is refined yet fresh to this neighborhood. I think they could have met the street a little better at the walkups. The exterior pictures on the website do not do the building justice.

Re: The Penfield - (101 10th Street East)
Cool model, it would have been an impresive building! I am normally pro "super tall" but I always felt like this one was going to upstage the capitol building. St. Paul's tri point connection between the capitol, the cathedral, and the downtown has a nice feel. Put the height tighter to th...

Re: Superior Plating site
What an exciting time! I appluad the neighborhood group for understanding that density is ok is focused in the right areas. I'm further excited becasue the new council member isn't out trying to scare the neighbors into fearing density like the previous one.

I'm looking forward to seeing it painted. On the images tt looks like there may be different sheens on panels. Could be a cool subtle way to add detail to it.

Re: The Penfield - (101 10th Street East)
I agree with many of the previous comments. However, I have to question the comment of too many "cheap" looking materials. Many of the these 5 over 1 buildings seem to have the similiar palettes because the pro forma doesn't allow for more. Occasionally more masonry can be found in histori...

Re: Superior Plating site
I am anxiously awaiting to see plans on this, hopefully we see something soon. This would really add to the transformation of the area with Red 20; the Archiver/whatever the new name is, and Corner Apartments if the all reach completion. Next up West Photo site and the banks!

Re: Izzy's Ice Cream Factory
After visting, the location is great, the ice cream is great, the interior space is cool. The scale and exterior design are a major disappointment to me. I have been impressed by a lot of DS's work but this one falls short. The scale is wrong for the area, 1.5 stories feels out of place. I don't car...

Re: Mill City Quarter - (300 South 2nd Street)
To my knowledge the Phase 2 senior apartments are intended to be market rate. There may be some assistance on the memory care units as those get very expensive, the MN monthly average is roughly $4000 a month. This being new construction may be $5,000+.

As a former Sally's bartender I would be sad to see Cowboy Jacks going in. It was a great place to work and enjoy a drink at. Last time I was in the area about a month ago the guys at Dairy Queen still thought is was going to be Sally's. Take that for what it's worth.

Re: Mill City Quarter - (300 South 2nd Street)
It's for phase 2, the building on the east side of the site. It's a 5 story senior apartment building with a level of memory care. It's primarily buff brick and metal with a brick base.

I love that the skyway was suppose to be temporary. Now it's like 25+ years later and they are builidng around it. I can understand from the developers perspective, but it stinks that it wasn't intergrated.

Re: Corner Apartments - (2nd St NE and 1st Ave NE)
It looks like the "7 story" version is not in the last set of city plans. The only way to make that work with the construction type is to have a mezznine level on the top floor. This keeps it in the construction type but adds some SF and height. If they haven't started after a few years it...

Some time ago I saw a plan that had colorful sculptures on the "walkway" that will be reflected on the mirrored piece. I'm assuming they would be put in this spring.

Re: Dock Street Flats - (333 Washington Avenue North)
The exterior of this girl makes me yawn. There is certainly something to be said about simplicity of material selection, however if you do so the detailing needs to crisp and clean. (Brunswick, Humboldt Lofts) The 5 over 1 building type usually uses simplified detailing (dumbed down) in a majority o...

Don't it always seem to go
That you don't know what you've got til its gone
They paved paradise
And put up a parking lot.
