Roof level reduced 480' to 432'. Despite that I think it looks improved.

Re: Washington and Portland Mixed Use - 22 stories
The building code requirements triggered by a fire station at the base of a 22 story residential building ... seems tricky and expensive.

Re: Gateway Tower (Four Seasons/RBC) - 43 stories - 513'
First glance, I really like it, especially considering all the challenges of the site and different uses. They have even incorporated structure for a future trolley / streetcar line which explains the curved building line at the landscape plaza at corner of Washington Ave and Nicollet. A bit disappo...

I think it's deceiving looking at the Eleven site plan. The tower itself is quite slender and won't obstruct views like the base footprint suggests.

How did they manage to do 6 levels of wood? Are the top units lofted?

Yes, there is usually some form of opposition to development. There are usually proponents to development as well. It is a balancing act. There are a number of recent examples where the developer did not win but I guess we are ignoring those for the sake of your hissy fit.

Re: Alatus Residential Project - 228 South 12th Street
I believe the tower footprint is likely due to the economic sweet spot for the type of construction and overall height (30-story towers with post-tensioned concrete slabs and a concrete shear wall core centered in the tower). A simple corridor around the core to access 6 to 9 units. Any larger footp...

Re: Orange Line (35W BRT) & Lake St Transit Access Project
For a regular rider of the 156 express, the disruption leaving downtown this last week has been a scary preview of the next 4 years once stage 2 starts and access to downtown via 65 will be closed. The re-routing of buses to Park into downtown and Portland out of downtown will render the express rou...

Re: 1500 Nicollet Avenue - Dominium Development - 6 stories / 184 units
So let's say the developer wanted to start construction on 1500 Nickolet, could they even start digging this late into the winte?, or would they have to wait until spring? Sent from my iPhone using Tapatalk Yes, it is possible. Surprisingly easy. For example, the excavation for the 128 2nd St N sit...

Re: Residences at 33 S 5th St, 40 floors. 451 feet
Great news. Enormously challenging site to build on. Only access is from 5th along side the light-rail and 40 stories of concrete to pour ... good luck!

Re: Zoning in Minneapolis
Can anyone point to a particular example where balconies actually hang over the sidewalk? I suppose it's way more common that the building is simply set back 5 feet from the lot line, and a 5' hanging balcony on upper floors would come right up to the lot line. The more I think about it and picture...

Re: Prime Place - 117 27th Ave SE
It appears to be entirely wood construction, right? How did they frame the "flat iron" corner?
It' also kind of interesting that they did 4 levels of actual brick and then 2 levels of lick'n'stick directly above trying to match color below.

Re: Nicollet Mall Reconstruction Project
I always liked this portion of Sibley in Lowertown. It's not there anymore, I think it was torn out during construction of the Union Depot station.
