Re: Zoning, building codes, enforcement in the courts
It's going to be ugly visually. You'll have a lot of blocks with a mix of small hundred year old stucco bungalows and cheap looking boxy modern buildings with small setbacks and lots of corrugated metal and wood-look composite panels. I'm not trying to pick a fight here. I recognize that probably th...

Do we really have to monkey around with this bus nonsense? There's supposed to be a trolley/tram there.

Re: Uptown General Topics & Development Map
I'm hopeful that, by the time the second phase rolls around, they'll decide that both buildings can share the amenity space in phase 1 and phase 2 can have a commercial space instead. Yes, hopefully they can do a few things to make it easily convertible to retail if the demand is there. The solar l...

I searched a little and it didn't look like this had been posted:

I guess this is phase one?
It looks like they're going to keep costs down with a mix of fiber cement panels and corrugated metal.

Re: Arby’s Island
Maybe its just me but I think of roundabouts, atleast in the way Americans typically build them, as just so NOT urban. They suck for pedestrians and take up a lot of space. It's a good place to put a statue you don't like very much. You only have to look at it when there are no trucks or buses in t...

Agreed, but I think the brick plays an important supporting role in achieving the full effect. That metal siding looks terrible.

Re: Sons of Norway block redevelopment - 1455 Lake St W
The people from the neighborhood come into the input phase with some pretty unrealistic expectations of how much influence they have. It might be best to just do away with it. I think we're about to see with Rex26 how easily neighborhood input can be swept aside.

Re: Sons of Norway block redevelopment - 1455 Lake St W
Well, pretty close to what the residents with the time and money to excercise political power want, at least. Perhaps you're referring to the developer, Ryan Companies? They have people working to move this project forward all day everyday. The unpaid part timers who showed up on that snowy night c...

Re: Sons of Norway block redevelopment - 1455 Lake St W
Interesting points in the previous 2 posts. The neighbors do have some power, as demonstrated by the changes to this project; not huge, but significant. It's just shocking for them when they find out it's a lot less than they thought. I keep reminding myself that the system we have has grown up over...

Re: Sons of Norway block redevelopment - 1455 Lake St W
There is probably a snarky Wedge Live video which portrays them as senile provincial buffoons. Considering Wedge Live just takes public record footage of meetings, he's not the one making them look like buffoons. He's just highlighting it. People often look pretty foolish as they come to terms with...

Re: Sons of Norway block redevelopment - 1455 Lake St W
It was probably a bit more like an 8 inch snowstorm, but there was a base layer of slush that made travel very difficult. And I'm not sure if there were fully 40 people there. I didn't count but there were only a few empty seats. There were no less than 30 people there from the neighborhood. And no,...

It really stood out because it was an operating business in the middle of a block which had nothing on either corner. That's kind of sad. I always enjoyed having that in the middle of a residential block when I lived in Prospect Park.

Re: Rex 26 - 2601 Lyndale Ave S
My first encounter with Gerberding was the presentation he gave to the Whittier neighborhood when he was trying to sell the Trader Joes project. It seemed kind of half baked. It's interesting that Magrino said he would have approved the first iteration of Rex26. I didn't understand this line from th...

Re: Rex 26 - 2601 Lyndale Ave S
Pretty much every project is built in the face of virulent opposition from the neighborhood. It doesn't even matter, apparently, if you and your neighbors have deep enough pockets to pursue things all the way to the Minnesota Supreme Court: the developer *always* wins.
