Imagine a history where instead of assuming railroads would play nice in swampy low-intensity corridors, we had done elevated driverless automated light metros from the start with 3-4 minute headways regardless of driver shortages.

The point is there's nothing between Northfield and Minneapolis/St. Paul that merits regional rail service. Taking demographics out of it, why would a seller want to sell to someone with more complicated financing and a more difficult path to closing versus easier financing? Same reason why cash is king over financing - less risk to close.
