Re: Minneapolis & St. Paul Fantasies and Speculations
If you'd timed it right, you could have picked up a condo in one of a number of late 70's - early 80's vintage condo buildings very affordably during the downturn. Even now, they're still a pretty good deal. Yes, they're a touch dated, and, no, they don't have all the amenities. But they're still fo...

And that they get some ground-floor retail on the Rice and University sides (less likely).
That would be great. I wonder what it would take? Might be a good space for a credit union serving state employees, if there is such a thing.

Re: Opus Dinkytown Project - (14th Avenue SE & 5th Street SE
Without delving into the costs and speculating as to who might be interested in developing these buildings, or asking why small business owners would be less interested in profit than large business owners, I do have one quick thought: Your apartments as proposed are likely to be configured as 15'x4...

Re: Opus Dinkytown Project - (14th Avenue SE & 5th Street SE
Don't ADA requirements for elevators/etc only apply for a building taller than 2 stories or more than 3,000 sqft per floor? I would imagine that a building 20-30 ft wide and 80-100 ft deep would be exempt, or am I missing something? This is generally correct. There are other reasons why buildings w...

Do we have any more details as to what's planned for the Skyway level here?

Re: I-94 7th St Ramp in Minneapolis
It wouldn't need to be at an acute angle -- it could very easily be squared off, and wouldn't be any more or less dangerous than the typical condition along Hiawatha further south.

Right you are, and a thing of beauty it was.
It may have lacked the visceral punch of UptownSport's work, though.

Re: North Loop Neighborhood
I wouldn't say that's so many, at least not in the "core" of the North Loop. Remember that a park has been tentatively penciled in for what might at first glance appear to be the most obvious of those lots.

ADA requirements make small multi-story apartment buildings a hard sell.

Re: I-94 7th St Ramp in Minneapolis
Yep, this seems like a great idea. Hope they can find the funding to do this now so that the changes can be done in concert with the rework around the Vikings Stadium. I agree a new connection at 15th Avenue seems like the way to go.

Re: Opus Dinkytown Project - (14th Avenue SE & 5th Street SE
0 parking minimums and allowing party walls (no side setbacks) would do the trick, I think. From a development rights point of view, I'm sure that all of these businesses have grandfathered parking rights, and party wall construction is allowed for commercial buildings. In other topics, you're tota...

Re: Snelling and University
I get what you're saying, but none of that has anything inherently to do with the building itself. Nothing would prevent them from keeping the original building and then putting on an addition that takes up most of the parking lot. Except for the fact that even when you're steps from LRT, developers...

The window system looks quite old -- I'd guess it's basically reached the end of its lifespan, and it makes more sense to put in a new high-performance curtainwall than to try to repair the existing.

Wow I'm surprised how fast this went from hole in ground to this. Also, do we have any hard details on how that pedestrian walkway connecting 13th to 13th will work? It seems quasi-public but the gates on each end could be what makes it unusable after certain hours... Based on the site plans that w...

I'm not sure they should get credit for embedding the rails, since that was a condition for HPC approval. Pretty sure they wouldn't have done that left to their own devices.
