Yes, the '90's has terrific terra cotta details and that building really could sparkle if it were repaired, cleaned and night-lighted properly. Restore the boarded-up windows along both sides and this could become an attractive destination. What a gem that could be for Hennepin Avenue.

For what it's worth, the average cost to build each unit in the Loring Tower is more than $282,000. Given the building's amenities, I wonder how much $$ you could ask just for a studio if the tower eventually went condo.

Somewhere I remember seeing a typical floor plan of Loring Park Apts and if I recall correctly , they are very spacious. As requested in a PM from John here's another shot of the tower from Loring Park. I didn't do any rigorous measurements like I would normally do for a client to verify the scale, so this is just an educated guess.

The best far away view of the building is looking at it on the skyline from the west. Maybe Avian could create photo of how that would look. :) ...
I'd be happy to, but I don't have a shot of the skyline from that angle in my collection.
