Re: Valspar Expansion
Well I hope all those chemists reformulate their paint. It's one of the worst on the market. I've painted a helluva lot of rooms in my life and know how to prep a surface (that's 75% of the job). I tried it twice, threw it away and nearly had a fit trying to fix the mess. Bad flow, bad leveling and ...

Re: Minneapolis & St. Paul Fantasies and Speculations
Yes, the '90's has terrific terra cotta details and that building really could sparkle if it were repaired, cleaned and night-lighted properly. Restore the boarded-up windows along both sides and this could become an attractive destination. What a gem that could be for Hennepin Avenue.

This seems to demonstrate that there is office demand in the North Loop! Ford Center is now 99.5% leased:

Re: Minneapolis & St. Paul Fantasies and Speculations
Many cities have indoor markets--...... why would it be successful? Because it's indoors? Accessible year-round? I'm honestly curious... One draw of DC's Eastern Market is that it is open year-round and it's not just stalls full of vegetables. They offer food made from local sources, lots of seafoo...

Re: Minneapolis & St. Paul Fantasies and Speculations
I've fantasized about converting the armory into a farmer's market like the Eastern Market in Washington DC. Maybe utilize the block to the north or the south as a "Market Park" with vendors. Further along that axis perhaps a couple of larger apartment/condo towers both north and south. (I...

Ha. The rendering also seems to be of a magical world where sunlight is coming from two different directions. That girl in the last shot makes me want to live there!

Re: Loring Park Apartments - (1368 LaSalle Avenue)
Dose anyone out there have a pic with a detailed rendering of the base and street level? Just curious to see. These are from the pdf. I don't know if there are more renderings that are clearer. One detail I like is that the backlit frosted glass appears not just at the top of the tower but on the b...

Re: Loring Park Apartments - (1368 LaSalle Avenue)
For what it's worth, the average cost to build each unit in the Loring Tower is more than $282,000. Given the building's amenities, I wonder how much $$ you could ask just for a studio if the tower eventually went condo.

Re: Loring Park Apartments - (1368 LaSalle Avenue)
Somewhere I remember seeing a typical floor plan of Loring Park Apts and if I recall correctly , they are very spacious. I think they have only one or two studios per floor and even they were approx 600-700 square feet. So I'm pretty confident this project will not have a cramped feeling for its re...

Re: Izzy's Ice Cream Factory
It doesn't take a lot of space to produce large batches of ice cream. And Izzy's is just in the metro area, right? Sebastian Joe's has been producing ice cream for its stores and local cafes for years in a pretty small space. I'm really looking forward to seeing this building when it's finished. Dav...

Great ideas! It's not explicit, but I'm assuming this is an entirely new connection located between the beach and the channel on the north side of the lake?

Re: Magellan Apartment Tower - (1368 LaSalle Avenue)
As requested in a PM from John here's another shot of the tower from Loring Park. I didn't do any rigorous measurements like I would normally do for a client to verify the scale, so this is just an educated guess.

Re: Magellan Apartment Tower - (1368 LaSalle Avenue)
I'd be happy to, but I don't have a shot of the skyline from that angle in my collection. The best far away view of the building is looking at it on the skyline from the west. Maybe Avian could create photo of how that would look. ...

Re: Nicollet Mall
I am pretty sure that Nicollet Mall originally did have heated sidewalks in some form? At least I thought so...surprised nobody brought that up. That is correct. The Nicollet Mall sidewalks were heated in the original design by Lawrence Halprin. The heating elements were removed in the disastrous (...
