Ha -- there ya go!!

30 floors is only 4 floors higher than the Nic, possibly 50-100 feet taller (depending on the floor heights). I'm surprised nobody is throwing their arms up in anger over any potential blocked view, but I suppose the beauty of the timing of these two projects is that nobody yet lives there to complain! Pure genius!!!

This one strikes me as a longshot. There have been a number of proposals for small lot developments over the years, and none have actually been built yet.

Hopefully this isn't too late to the game... Given its small footprint though this probably won't be all that many units which might give it a bit of an advantage. I wouldn't worry too much about blocked views, if I recall correctly isn't the tower portion of Nic on Fifth offset more on the Nicollet Mall side then the Marquette side? I really like all of Urbanworks projects so I'm excited to see a rendering. Hopefully we'll get a press release soon. Was there any reaction to from the neighborhood?

It's not really a small footprint for a residential building. I bet you could fit the Carlyle here (the portion above the pedestal). Sure, there won't be space for the typical pedestal, but that's not all bad.

But yeah it's apartments. Guy presenting said ~300 feet, so taller than Nic on Fifth, and I think it was 200 something units. Since they don't need any variances, there's not much holding them back. It sounded like the money was already together.

Wow, a developer that has their $hit together.....how refreshing! I was going to guess that this project might be condos if there is any concern of a saturated market, but the latest reports I've heard are that vacancies in Minneapolis are still below 2%, despite all of the new supply that has entered the market. Even considering all of the supply that will eventually hit the market for projects currently under construction, only a fraction of that supply are in the high-rise category, so it's potentially a niche market within the apartments market.

To be fair, the Marquette Hotel lobby bar at 7th/Marquette has been called "Marq VII" since it opened in the early 70s.

I suspect they wouldn't have a proposal together if it were un-doable, or exorbitantly expensive. Carlyle -pedestal might fit on this spot....Foshy -pedestal almost definitely would. Granted, Foshay vs. residential tower built now is sort of apples-to-oranges, but, you know....

Seems pretty likely this one goes up, to me.

If this gets going within the next year or two, I can imagine it will increase the pressure for developing the surface lot bounded by 3rd/4th/Nicollet/Marquette (between this building and the old Fed building).

yea..i'm just waiting for the lot bounded by nicollet and marquette across from the library to be developed into the park..this area would be sooooo awesome then.

I want renderings!!!!!! This and a tower or two on one of the surface lots by the library would do wonders in filling the skyline gap between the fifth street towers and the Carlisle!
