Still no renderings of the external renovation? Shouldn't there be a site plan or something in the city council minutes, or do these things not generally go through those channels?

They likely only needed building permits. No planning applications would be needed for a renovation. If it were switching from office to residential or hotel (change in use), then it would have gone before the Planning Commission (i.e Soo Line, etc.) I'm sure they submitted full plans to the building/inspections department, but that stuff is generally not made available to the public in any official way.

Expect much more glass.

Not sure if this was ever posted... a photo of when the building had the tower dropped onto it in the late 70s.

That would be the 50s. The awkward classical base was updated to coordinate with the tower in the mid 70s.

Obviously there must be some type of rendering they are showing tenants/prospective tenants to get them interested in the building/office space. Wish they'd share it with the public.

Much of the interior renovations are underway and the space is really cool- Exposed brick and industrial chic right in the CBD mixed with good amenities. It's going to be a winner.

I am shocked that this building is leasing up so quickly. But maybe it is a sign that if/when WF vacates significant SF in the Baker block or NorthStar for downtown east, those properties could equally be turned into "hip" C buildings in the CBD and also fill up reasonably well.

Employer is moving 190 employees from Bloomington to the 510.

I'd guess that's a done deal. They're a sister company to Campbell Mithun and have the same parent company and leasing agent.

Hoping that this building comes together when it is finished. At this point it looks very confused and not sure what was supposed to happen. The verticality of this building was confused when they did horizontal split of the windows instead of the original vertical that worked with the lower mullions. Still not sure what kind of mess the base will become when they are though with that. Time will tell if this is a good fit or just an economic fit.

The frosted skyway full of garbage really makes this building "pop". As do the jaunty new windows.

I really think I like the windows too. It definitely makes it look like it has more glass on it. So I think I'm "evolving" on my position ;P

I agree the new window look bigger (and better). I do think they should have changed the spandrels as well. I'm really surprised we have seen no renderings of the finished product. They must be showing something to perspective tenants.

Previous photos show them removing two out of every three verticals on the podium. I like that this will be less vertical. Nothing worse than postwar buildings that look rather stubby but still have narrow vertical windows... this was basically a CBD echo of that design style.

Question: The plans for Nic on 5th showed no skyway connection across 5th to 510 Marquette, nor have I read anything about skyway plans as the redevelopment of 510 Marquette takes shape. However, given the skyway-level connections planned from Nic on 5th to Xcel, the success of 510 in attracting strong tenants, the now accommodating width between columns in the podium of 510, and the fact that a direct connection across 5th would provide the fastest access to IDS+ for Xcel workers and Nic on 5th residents (and perhaps someday to the blocks beyond), a skyway connection from Nic on 5th to 510 Marquette makes sense. To the degree that when I arrive to the Nicollet LRT stop I almost expect girders across 5th to have magically appeared overhead. Has this idea even been bandied about by the developers of these properties?

Nic on Fifth will be connected via the skyway to Fifth Street Towers across Marquette Avenue and have the capacity to be connected via skyway to CenterPoint Energy's new headquarters (in the former Neiman Marcus retail store space.) It will also have a skyway connection to the new Xcel Energy Inc. headquarters that Opus will begin building next year at 400 Nicollet Mall, adjacent to the apartment building.
