It just seems odd, the idea of sitting outside at a future 1st Ave street-side Velo café, to the glamour of grinding and grunting semi trucks hauling sweaty flax seed burger patties backing up into the Whole Foods' loading docks .

Eh, the building looks like a typical 2000s apartment building w/retail, but I do like the tower on the corner. I have yet to check out the main section of Whole Foods (never set foot in one before and I say that as a quasi-hipster), but I did check out their beer selection and found it meh. They didn't have any Ohio beers I haven't seen up here before and they don't even carry Dogfish Head (which I have yet to find anywhere over here).

The beer selection at whole foods downtown is fine. It doesn't have EVERYTHNG (it's not Zipps), but if you can't something you like there you might have beer neophobia.

It is not available in Minnesota. No distributor has it.

Dogfish Head is only available in 26 (mostly eastern) states. MN is not one of them. And looking at a list of Ohio breweries, Great Lakes is the only one I recall ever seeing, whether at an average store or The Ale Jail and Zipp's. Again, it's probably a limited distribution issue. You could always try beers from a bit closer.

GLBC is fairly omnipresent in the Twin Cities from what I've seen. I forgot to add Fat Head's brewery as one of the OH breweries that Minnesotans may desire having in the area, but then SOMEBODY deleted that entire (well-documented) beer post. Off-topic, I suppose.

Curious - I thought there was going to be additional retail in this development beyond Whole Foods.

I visited a friend in this building over the weekend. Despite the high rent, the in apartment quality and amenities were surprisingly low. Cheap appliances, poor sound proofing. You are definitely paying for location. When I stepped foot outside and saw everything which was a short walk away, it was impressive.

The Whole Foods was interesting, it was like a Lunds and a co-op mixed together. I've only heard about how expensive it is but the prices seemed comparable to the Lund's/Kowalski's market. Expensive, but not unheard of. Most folks living in the area can afford that, no problem. Overall, a grocery store really raised the livability of the area. Maybe it was the above freezing weather, but I was impressed.

That is the thing with stick that I'd have a real problem with. The lack of sound insulation for privacy. I would not necessarily want to hear a baby screaming at 2 am , or a couple going at it either. If I'm paying that much money I don't want to know what my neighbors favorite TV program is, or music genera.

There are ways to sound insulate stick construction, so I don't think buildings of that type should be immediately dismissed as some kind of noisy tenement.

Usually all you need between units is a normal 2x4 stud wall with a noise barrier insulation, and then the same stud wall for the next unit. This is really all you should need. Sounds like they just did one stud wall between each unit and thought the insulation would do the trick. NOT a good way of doing things. Just screams cheap and cost cutting.

Yeah, you can sound proof easily so you don't hear things like the voices next door. But it's really really hard to make a stick built building actually quiet. Just random building noises transmit way more. Like people walking above you...

It is very dependent upon the floor assembly. If there is a layer of gypcrete and a sound mat material cast in then that helps with the lateral transfer of sound (horizontally) as well as vertical transfer of sound.

As far as "deflection" from "activities" <ahem> above, wood assemblies certainly deflect more under "live load" than PT assemblies.

I remember touring Sydney Hall while it was being built (a stick-frame building). They used a double layer of stud walls between each of the units to provide a high level of sound insulation. I think they also used some kind of sound absorbant membrane within the units.

Not surprised. The location is prime. If your goal is to be near downtown and near some good eats, that's your easiest option.

It perfectly fit the criteria of real estate, Location, Location, Location
