Latitude 45 - 301 Washington Avenue South

I may/may not have heard, from a person I can verify exists in the world, that there are plans for a 20 story mixed use building on the lot by the Depot. Presumably the one on Washington, because there were already some plans for that lot by Riverwest.

One of the Henn Cty engineers I talked to about Washington Ave also said that there were plans for that lot that would come forward soon. They were assured an ample setback for that development, which is why they propose no sidewalk in the right-of-way on that block in some alternatives.

A 20-story Mixed-Use building near the Milwaukee Road Depot, huh? I hope it includes a hotel portion, since that's one good place to put some visitors.

I wonder if the Riverwest project and this one are not necessarily mutually exclusive......Perhaps this is the 2nd phase of that project, or they revised the first phase?

Nice. Parking lots with block-long skyways cutting through them are the worst kind. Another one bites the dust.

Just over three blocks to the Whole Foods... I bet that's factoring into a lot of the new residential developments in this part of town.

Speaking of which, when I click on the Gateway Ramp it gives 7 addresses and says it's in the process of being replatted or divided, could that mean anything?

Also makes me wonder why the City of Minneapolis owns 800 Washington Ave S which is a giant black hole in the Mill District. Wouldn't it be possible for some sort of temporary use that activates that parcel?

Don't get too excited. IIRC that's just some dealing between Minneapolis and Met Council/Transit over ownership of the ground level (bus layover and terminal). Not sure why there are so many different PIDs though.

I wonder if the potential development will affect either of these shacks: http://goo.gl/maps/fOaQk Besides those two buildings, most of the surface parking has a common owner. This could potentially be a pretty awesome development. Lord knows they wouldn't have to build any parking. As much as we hate it, Gateway Ramp ain't going anywhere for a long time, so we might as well let development go in around it (and increase the City's parking revenues).

I assume by temporary uses, you don't mean a surface parking lot?

I think the city had actually issued an RFP for temporary uses of the site when the Neurology project came along and disrupted their plans. It's difficult to get anybody to make meaningful investments when the city may want to sell off the land to a developer who comes forward with a good proposal.

The city has been very deliberate about this redevelopment, and I think that by-and-large, the results have been worth waiting for.

Ah, the last of the Mikulay Parking Empire. Arnold and his brother Leonard bought up many lots downtown for dirt cheap in the 1950s during the teardown years, selling them off slowly for redevelopment. They donated the land on which the first portion of the St. Thomas Business School was built off 10th Ave. It earned Arnie & Leo frescoes in the hall at the college. Leonard, who died last year, often worked at the lot on Washington.

There appears to be a ripple effect occuring with the momentum of the housing development boom to the west in The North Loop and CBD , and the new stadium and Ryan projects in downtown east. I wouldn't be surprised at all if we see several large new projects (located between these areas) announced over the next year.
