This type of mixed use is what we see in many of the "super-talks" around the world... I am glad to see that there is some potential for the other older office tower to be re-skinned or modified to blend with the new tower...

Could any of our Google-Earth-model-savvy contributors mock up a 50-story ~650' building here for us to gawk at? I think that size tower would look awwwwwwesome from classic viewing angles like northbound I-35W and The U of M / Witch's Hat.

Spitballing this, I'd say your mix will shake out something like this:

First floor, 20' floor to floor
Skyway level, 15' floor
Hotel levels 3-10, 10' floors
Commercial levels 11-30, 15' floors (building steps back here, skinnying down to 13,000 GSF floorplates)
Residential, 31-50, 10' floors with probably some extra height for the penthouses

That would get you to, say, 620', plus any spire or extra goodness.

Just my own speculation, but I wouldn't be surprised to see TCF move their headquarters back into this building once it's finished. Similar to how we all thought Valspar was leaving for good until they renovated their old HQ. Either that, or TCF gets sold to one of the big four banks.

I thought tcf moved to the burbs for the cheap office space and because the CEO lived nearby? They didn't seem too concerned about the fact most younger workers don't want to work in suburban office parks.

TCF's headquarters have been in Wayzata for some time. The downtown bldg was primarily support functions, and those were moved to Plymouth (think Target move to BP). They also occupy a bldg at 394 and Hopkins Xroad which I believe is the Commercial Banking functions. So doubtful they have any moves on the horizon, although the Wayzata Bldg is a bit odd for an HQ.

Wayzata building might be odd for an hq but its a sweet looking building and its basically on Lake Minnetonka.

Also, a little part from the Tribune.
With construction now targeted for next year, the development team would likely bring its proposal to the city for approvals as early as January.

My hope is that as things shake out with this design/proposal, that we'll see it inch up a few more floors. I mean, it has already increased more than they had originally planned. 260,000 sq. ft. of office really isn't a lot. I could see them going for 300,000 or maybe 400,000 if the demand is there. I could also see them adding more housing to the upper floors. Why wouldn't they want to push this above the other 3? Especially if housing will be at the top? I hope they step this up - and add an observation floor/lounge to the highest level, or near the top!

It'd be cool to see a similar design as Duval's Nicollet Hotel Block design. Slender tower on the corner, reaching high and proud.

Totally agree with you though, especially about the observation lounge. Maybe take a page out of the W Minneapolis's book and make it the hotel bar, so it has a built-in customer base?

Housing in the CBD! Great news. If downtown retail is going to survive, we need people to break into the giant see of housing-free land in the core of our city.

There is always a chance that this won't move forward... but I think that this project is quite likely to get built... Franklin is a publicly held company (unlike many of the developers) and reporting plans like this in investors meetings would lead me to believe that they have a very high level of confidence... Investor reports directly affect stock value and corporate financial resources... The language they are using puts their reputation and "corporate" leadership under scrutiny. I think that they have been pretty strategic in their pacing and communications... I am pretty confident that this will happen.

Have they completed any significant projects in the cities before though? There's a history of the city not being terribly amenable to out of town developers. There's a (good) chance they could be run out of town by the provincial development process here.
