Neither options were all that impressive. It kinda seems like this is planned for a multi-phase development with the layout they presented. Tear stuff down in 10 years and put in a tower. Option 2 had the City of Lakes building completely gutted for parking. Both options called for demolition of 217 S 3rd St, and replacing it with a parking garage. No first floor activation for the parking garage either. I think for this to be a police precinct would be the wrong move.
I mean, the obvious (to a lay person) thing to do is tear down 217 S 3rd and build a tower connecting (and maybe above) the two existing structures, assuming one values preserving them. But I guess there's an alley there?

Sidenote though. It seems like the time left on the Wells Fargo data center may be limited. Looks like there are eyes on it for redevelopment.
Dear god I hope so. That place hits the terrible design bingo. No street-level activation, not even windows. One door, set way back from the corner. Parking garage entrances interrupting the sidewalks around it. I know people often say "anything is better than a surface parking lot", but I honestly think that building is worse than a parking lot.
Considering the contents of that building I wouldn't expect it to have a lot of street level activation.

They're working with Ten x Ten currently to add green space to the surrounding structures. My hope was to keep the service building, tear down city of lakes, and build a tower on the corner of 2nd Ave and 3rd St. Having the hotel being renovated next door renews activation of the street, and this would continue it towards Hennepin.

Looks like 505 N 3rd St has a redevelopment proposal incoming. This is the building containing Modist Brewing and Trash Messenger Bags, which is looking for a new space:

Seems like now is a good time to stop calling it all Downtown and start referencing the different neighborhoods of Minneapolis around the Central Business District.

"...the current applicant is proposing a conversion of the building into 48 residential units of supportive housing for formerly homeless single adults; each unit is approximately 400 square feet. The basement and first floor would also have a community room, bike storage, laundry facility, and shared workspace. Bimosedaa is applying for state and federal historic tax credits and therefore the project will also be reviewed by the Minnesota State Historic Preservation Office and National Park Service."
Would be renamed the Bimosedaa Building. First floor would become a lounge, with a lot of tenant amenities on the floor as described above. It's a bit disappointing that there's no effort to restore retail to this space, but it's not a huge deal. I can dream about the adjacent surface lot being someday redeveloped with a good anchor store.
This project just received a
$275,000 Liveable Communities grant from the Met Council. Good sign that it is moving forward.

The owner of the Northstar Center is having the place subdivided into separate tracts. It would be great to see some sort of redevelopment or at minimum repurposing of this block. </wishful thinking>

I could see this building being a nice place to live. It has a lower key and friendlier atmosphere. Although the latest document states the future use as, "Institutional, Public, Office."

Not sure residential is a great re-use. The building's lower floors don't have much exterior window space. I worked in the "East" portion many years ago when it was the Pillsbury Building. It's a good class B space, I'd hate to see it go. But demand for office space will be declining now so some other use might make sense... but what?

Someone finally bought the vacant Walgreen store on Nicollet Mall. (Locked)
Apparently there's a tenant who specifically wants the office space on the second floor, and the first floor will be renovated into a blank slate and marketed to a retail or creative office tenant. Unclear if the new California-based owners plan to try for a variance from the Nicollet Mall retail requirements in that second case, or if they just don't know about them.
