One of two cranes, it looks like, since it's way over on the 3rd St edge of the block.

The tower crane will be 650’ tall. I am unsure if they plan on going with a shorter height this year or not, then adding on as necessary.

Structural foundation work will speed up with the addition of the second drill rig. The biggest issue is keeping everything working, with limited space.

Second elevator pit (center of building) to be excavated and poured this week.

The tower they have up seems to barely clear the library. You can't see it from Nicollet over the library.

The second tower crane will be installed on the Washington side, center of building, about 30’ in from the sidewalk.

The second crane went up a couple days ago. Excited to see this get above ground! (I know it'll be a little bit still.)

From above, looks like where the elevators will go are being prepared.

This is coming back to the CPC next week for revisions: packet.

Changes: further engineering to the beam depth and elevator overruns led to the total height increasing from 503' to 519', which I think is what required another CPC process instead of administrative approval.

Two floors of hotel rooms are turning into condos, resulting in a loss of 58 hotel rooms and the addition of 14 condos. Ten parking spaces will also be going away.

A bus shelter for the 3rd St at Hennepin bus stop will now be integrated into the building rather than being a separate shelter. It will include a NexTrip display.

I want to publicly congratulate the good people at Skyscraper City, especially Tall Bob, for this extraordinary accomplishment.

CPC should ask that the blank wall facing third street be painted for a mural.

Wasn't the special valet ramp from the porte cochere to the underground parking originally denied by the Planning Commission? It looks like they're back to ask for that? Or was it appealed before?

Anyways, really a shame there's not more retail on the Henn/Wash corner - or anywhere else for that matter. Adding another couple thousand square feet of street-facing retail would be such a huge win.

Seems like the loss of the hotel rooms would effect the economics for Four Seasons? I'm curious if they thought they couldn't support more.

I'm not surprised they found a way to add condos with Alia dying, but I'm a little surprised it came at the expense of hotel rooms.

The reduction from 280 hotel rooms to 222 is nothing new, they included the lower number in their press release in late spring. Also, the lower number is a non-issue for a place like the Four Seasons.

It amounts to about a 20% decrease. When businesses operate on the margins 20% is significant.

I'm quite certain that the Four Seasons will be just fine. This change was factored in a long time ago, and it's not like they're paying money for space they won't be able to use.

RBC Gateway (Four Seasons) - 37 stories - 519'

Postby Anondson » October 3rd, 2019, 4:22 pm

When I attend the many public meetings over the Via Sol/Via Luna P.L.A.C.E. proposals, they mentioned repeatedly that there are apparently well understood formulas for hotel chain for how many rooms require how much staff. They had to go into this because often some new resident would show up asking for the hotel to be shrunk, and the developer needed to explain there needs to be a certain number of rooms or no hotel chain will bother because there needs to a minimum number of room for the minimal amount of staff that would run a hotel.

I’d expect that cutting the rooms a certain amount means operating costs due to fewer staff scales such that it isn’t a big deal.

Don't all the condo owners have full access to the Four Seasons amenities? So while it's a 20% decrease in hotel rooms, the increase in condos is from 22 to 36 is quite significant. Those residents will theoretically need the hotel staff year-round instead of at whatever occupancy rate a place like that expects. I suspect this doesn't affect the financials of running such a hotel much at all.
