Re: Nicollet Hotel Block
Do any of the existing premiere towers downtown have podium parking? The only one I can think of that does is 50 South Sixth (Dorsey Tower) which is also one of the most recent.
Re: Nicollet Hotel Block
I'd guess that they are going underground as well, but can't get the quantity of parking they'll need for this.
If memory serves, the library across the street could only squeeze in two levels of underground parking before they hit bedrock.
It's a bit hard to tell, but based on the renderings, it appears that the parking podium would only be located on the western quarter of the block, on portions of the Hennepin and 3rd Street block faces. Presumably, the Nicollet and Washington faces would be all office, no parking.
It could well be that underground parking would support the public functions, and the podium would support the private functions. Or vice versa.

Has there been discussion on who the hotelier will be?

I'm sure that it is a combination of height/parking "needed" (what the "market" thinks) and the size/height/occupancy proposed in the tall proposal.I'd guess that they are going underground as well, but can't get the quantity of parking they'll need for this.

Re: Nicollet Hotel Block
Underground parking structures under towers has become a liability. There is always the risk of making the tower more of a target for terrorists. I know that sounds a little strange but since the first World Trade Center bombings back in 1993 was virtually ignored until September 11th.

This comment will be appreciated by those who participated in our "Star Tribune" thread in Anything Goes:Here's a breakdown of the floors in the Duval proposal from the Strib print edition of that story on Duval...

How irritating is it as a paying customer that they almost never include the cool infographics and maps with the online story? What the hell am I paying for again? I'd think that access to photos, infographics, and maps would actually help serve as a "hook" to get people to pay for the web subscription. Since they don't, it actually just pisses me off and makes me want to unsubscribe.

Re: Nicollet Hotel Block
Question: With the Duval proposal having half of the block as a tower and the other as parking would it be possible to tear down the parking part in the future and build a tower in it's place?
Re: Nicollet Hotel Block
Anything is possible. It would be most likely to happen far down the road when most of the empty blocks are developed... New York and Chicago have torn down many structures like ramps to increase density. I don't think the land value in that area is there yet. If it were a surface lot or small ramp next to the IDS that would go quickly. That is why the TCF 4 story building is likely to be torn down soon as a part of some redevelopment.

Bedrock is assumed to be about 35' deep at this site:

That is not an updated rendering, but someones depiction of what he believes it may look like. Reading the article this is not from the development team.

True. More like an attempt to show a "normal day". Overcast, cars around, ...
Personally, to be more accurate the skyway should have about twenty people up there too. Because it would,

I'm surprised one of those birds isn't crashing into the glass. LOL
Re: Nicollet Hotel Block
I think my first focus was also on the birds.
Re: Nicollet Hotel Block
Has anyone else heard the height will be 919' as apposed to an even 900' ?
Re: Nicollet Hotel Block
I read an article that showed the height at 910' FWIW

Lovely 100 year old oak they put in on the corner. That will add some instant character.
