Can a glass building have a rear end? The butt seems to be on 3rd where there will be tons of conflicts with bikes and buses if its built as is.

I tried to fix the tower quickly.

Yeah, architecturally, the Hennepin side is definitely its strongest face. The Nicollet side may be more engaging from an urban design perspective, but it's kind of a muddled mess aesthetically.

As noted above, all of the service entrances will be off of 3rd Street, so that's really probably the rear end.

There will be a bunch of bus/bike conflicts with the main garage entrance/exit on 3rd, but I don't see what they could do that would be better. Hennepin or Washington would be even worse, and Nicollet is of course right out.

It is a difficult choice, I offered a question that wasn't well thought out. 3rd is busy in the evening rush, people hurrying to get out of DT-
Deliveries will be easier morning hours, and they are usually made in the morning(?)
I know first hand about the evening, I was crunched on my motorcycle heading west on Hennepin during rush hour by someone running a red light going north on 3rd. Hit and run, by the way-

Two other things I noticed was that RBC wants a sign at the top of the building facing downtown, I'm pretty sure there is an ordinance against that.
That's the first thing I noticed. I hope the city doesn't allow a variance to the sign ordinance.

Why not allow a sign at the top of a building, I mean this is an urban downtown right? Its like a fly over of NYC and you see who has what building.

There won't be a sign on top - the city is extremely clear on that... I think the allowance on the Wells Fargo Towers were truly an exception... The city has no intention of seeing names on the tops of prominent buildings. I'm sure RBC would like to push this issue - but I highly doubt it will get anywhere...

Remind me why Wells Fargo got an exception? Because it's only 17 stories? Maybe that was the exception for Thrivent as well?

I hear you. I got hit by a car while walking home at 3rd St. and 2nd Ave N. At least they stopped.

Wells Fargo got their exemption written into the state law authorizing the stadium, which overrode city ordinance. I don't know the history behind Thrivent's signage.

Yes, surprised no one has mentioned it yet, but (if I'm reading correctly) the condo component has increased to 50 units. They also now describe a potential scenario where both the hotel and condos components are replaced with apartments if the hotel is "deemed unfeasible".
I wonder what's going on with Four Seasons. Are they maybe not interested in this market anymore, or just this project? Hopefully they're still involved.

I'm sure they are, and that's just a CYA. Apartments have been described as a possible component of the project pretty much from the beginning.

in the past they had stated that there was a December time frame (maybe for final property acquisition) and a Spring ground breaking... But that was posted months ago and everything is likely tbd...

They're still involved. They have certain design expectations so they're hedging in the event the City doesn't sign off on the key things they want.

I'm guessing the porte cochere off of Hennepin for hotel guest drop-off (with separate valet entrance to the garage) is probably the biggest sticking point.

Maybe the city can get a nice vertical piece of public art to straddle the valet entrance to the garage in an attempt to hide it.

Maybe this is the Omni mentioned in Hotel News? It's not a Four Seasons, but still a premier hotel.
