Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
I'd have it drive straight under the portico of 20 Washington Ave
Q. What, what? A. In da butt.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
It's a bike box for bikes turning left off of Washington onto Nicollet Mall, so they can not block bikes going straight and access the beg button. I'm fairly sure it now has more markings than when the Google car went by.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
It does. A bike symbol with a left-turn arrow, IIRC. It is pretty ugly though!
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
I do think that Nicollet-Central aBRT should cross the river on Hennepin rather than 3rd, both to share a couple stations with the E Line and to avoid the left turn from Washington. If it's going to do that, then it should cut through this site if and only if it can get the dedicated signal phase to make the turn that the streetcar would get. If it can't, and it has to make a right turn on to Hennepin right before Washington without signal protection, it would probably be better to just turn onto Washington from Nicollet then turn onto Hennepin from there.

Have we considered tunneling yet?

Seanrichardryan getting feisty in here!Have we considered tunneling yet?
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
It's a dud project with a flawed vision. I think we have reason to be feisty on this one.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
Could get really feisty and print off the rendering and go outside their offices with a whiteboard and let passersby vote if their plan is iconic or not.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
They're taking core samples in the parking lot this week.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
Anyone go to the meeting? If so please share.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
I did!
Not much has changed, but this is as good of a place as any to summarize it all:
Stacking plan:
Floors P1-P3 - Parking. In and out through a curb cut on 3rd St, in only from the porte cochere off of Hennepin
Floors 1-3 - Lobby, hotel ballrooms, hotel rooftop pool and stuff. Couldn't make out floor-to-floor heights for them, but probably 20'ish for 1 and 2, maybe 15' for 3? The hotel bar (open to the public) is on the corner of 3rd and Hennepin, retail bays are on the 3rd/Nicollet corner, and the 4 Seasons Restaurant will be on the Nicollet side. The office lobby and RBC City Bank branch will be on the Washington side (behind the streetcar plaza) The hotel lobby will be the Hennepin side, with a porte cochere for drop-offs and pickups. He assured us that they're working with the city on compatibility with the Hennepin rebuild.
Floors 4-13 - RBC offices. Floor-to-floor height: 14'.
Floors 14-18 - spec office. They said they were looking at the market, and may add a floor or two of spec office.
Floors 19-28 - Four Seasons Hotel. Floor-to-floor height: 10'.
Floors 30-33 - Condos. Still 18 of them.
Then there's some amount of mechanical penthouse above the top floor - maybe 20-30'?
The heights on the stacking plan were (intentionally?) illegible, but the floor to floor heights weren't, so I'm guessing we're looking at about 425'-450'. The presenter specifically requested that we not leak the images, so I won't. It's the same design as their tweet from early April, though.

They already said it was for exclusivity. A dumb reason, but it's their stated reason.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
Every time I see the empty lot project grows on me a bit. Be nice if they stopped promoting it like was iconic since they aren't fooling anyone.

Frustrates me this project isn't capitalizing on the demand for condos. It appears geology and parking needs are the impediment.
"Not long after a court ruling Monday cleared the way for a new condo tower near the Minneapolis riverfront, Realtor Luke Kleckner’s phone started ringing.
A half-dozen of his clients wanted to know when any of the 214 units in Alatus LLC‘s 42-story luxury tower would be available for sale.
The demand for luxury condominiums near and in downtown Minneapolis remains high, said Kleckner, an agent with RE/MAX Advantage Plus."

I think I'm a bit more frustrated that Eclipse hasn't been resurrected. If this project drops the ball on demand, that's an easy pickup for Stanton (or another group) that gets rid of another vacant lot along Hennepin.
