Oh, wow. Good news. I really expected more of a hotel/apartment/condo development at least as a part of it with how well the park is turning out and people wanting to live close by. Looking forward to renderings!

Those are really tall for 17 though, they basically have 2+ decorative levels...even at 15 feet per floor it would be 255. I wonder if this is enough to appease the city? Also, wish I had more articles left...was there much more info in there?

Here's the meat:

The project is expected to be discussed June 30 at the Minneapolis Planning Commission's Committee of the Whole meeting. The agenda for that meeting will probably be posted by the city on June 23 or 24.

The building would be about about as tall as the 17-story twin Wells Fargo office buildings that Ryan developed near the new stadium.

City Council member Jacob Frey, who represents that area of downtown, said he has seen Ryan's conceptual design.

"It's early, but at this point I dig it," Frey said in an interview with the Business Journal.

"It's largely a glass, modern structure that stands up well to U.S. Bank Stadium," Frey said, adding that he hopes the ground floor will have active uses such as a restaurant.

Thanks! Mostly glass would be good. This area is becoming something that kind of reminds me of the area around Union Station in Denver...similar sized developments there.

So absolute best case scenario, how many new jobs are we looking at bringing downtown with all the new office space?

In the pipeline we've got:
T3 (250k Sq Ft)
700 N 5th street (200k)
Northstar apartment conversion (-300k)
United Properties 720 Washington ave (250k?)
CPM 4th street (250k)
Millwright building (175k, 120k net after Ryan moves in)
This new 17 story tower (250k?)

If I'm doing my math correctly that's just over 1 million more square feet of office space downtown, or maybe 5,000 new jobs if all goes well. It begs the question, where is this demand coming from? That's enough for a good sized fortune 500 HQ if it were all together.

You've already gotten a commitment from Amazon to bring 100 jobs downtown. When talking with commercial real estate people about downtown they say there is demand, especially for larger contiguous space. These new developments are needed and even with them there is still probably more demand out there, but specifially class A space.

Maybe B of A or Chase could snatch up TCF, and use this tower as their regional office... with a big sign on top.

With this and the new towers by the river (Legacy and Encore), I wonder if US bank stadium will even be very visible from the river or the 35W bridge in a few years...not trying to place value on that but just curious.

All else being equal, I'd prefer to see new (spec?) office development in the downtown core. (Hi, Nick!) But, offices are probably a better bet for Ryan at this point, since they sidestep neatly
the Vikings parking tantrum.

I hope the building winds up noticeably shorter or taller than the Wells Fargo buildings. Three blocks in a row of identical building heights would be kinda weird.

Glad to see that Ryan will still be developing this parcel. As others have said, with office there won't be a fight over parking since they will use the spots during the day. Downtown east exists today because of Ryan. Without them, it would still just be a stadium site surrounded by parking lots. Glad they are continuing to invest in this area.

This project was originally on the agenda for the June 30th CPC Committee of the Whole meeting, but appears to have been pushed back a month.

July 21st according to Sam Black. City asked for some changes before meeting with CoW, which makes me a bit nervous. Ryan will still be at the DMNA Land Usee meeting on July 5th.
