Didn't the latest reports show vacancy doubling downtown from 2% to 4% last year? I'd say that's a pretty noticeable jump, and even though the report downplays it, I'd be nervous as an investor if vacancy jumped like that after only added about 1,500 units downtown.

or not enough subsidy....most developers want to build with someone elses money!
People on this forum are also very anxious to spend other people's money. Everybody seems to think that they know better than those taking the risk.

I'm curious to find out how I can get my hands on other people's money and take part with those on here who are spending it. Maybe I can talk these billionaire's out of developing an apt tower since the vacancy rent in Minneapolis is filling by a percent and they can buy me a new RV and a Golf membership at the Phoenician here in Phoenix instead.

I just saw a glimpse of the Ryan proposal rendering on the KARE 11 news. It looks tall (25+ stories) and it looked like it had a bit of a crown. It would definitely standout on that edge of town. Has anyone seen it show up online yet?

Kare11 news showed a quick rendering of Ryan's tower. Looked like a flat top roof split in two. I'm sure a rendering will be available soon.

Hm. I'm assuming that'll be a green roof on the side portion, though I'd be thrilled if the entire top parking level had a green roof above it. Guess we'll see tomorrow.

Sounds like it will have a modern look which will help tie together the Stadium's futuristic architecture with the art deco referenced Wells Fargo complex to the west.

Like I mentioned before- if this proposal is the same height as the two Wells Fargo towers, this whole development will look like one giant wall. I was hoping to get variance in height between this, the stadium, and the Wells Fargo towers.

I guess we'll see, but if they actually are the same height, it'll be the same height as the tower portion of the office building, and a couple stories taller than the portion of the office building it's next to. I agree that it would be nice if it was at least 20-40 feet taller than the high point of the office buildings. Or shorter, just to get some variety.

That actually looks pretty good. I'm happy that it looks like it will be a green roof over the whole parking structure.

Also, a land bridge over the 4th/Chicago/LRT intersection? Have we heard anything about that before?

Dark stone and greenish glass, could be nice. Hopefully they will release the renderings soon, so we will have more than bad pics of them.

Could be promising. I don't think it will be quite as skinny as it looks from the photo. The building appears to meet the street which hides the parking ramp on the south side to some degree. A good thing.

Yeah, I think the photos are a bit distorted. The WF towers look noticeably thinner than in past renderings.
