I feel like if they added 3-5 more floors and extended the glass curtain that it would improve the building. It's not the greatest design out there, but it's also not the worst.

The "front" of this is ok/fine. When I look at the view of the "back" however I really wish they would cover the top level of parking, be it a cheap roof structure or some usable office space.
Worlds better than the WF buildings.

I like the idea of a restaurant with an outdoor terrace on the 17th floor. Let's make that happen.

Tidbit: according to their parking map there are 10,250 parking stalls listed (just within the non-Elliot Park, west-of-the-stadium part of East Town).

Comments about the design:
- Will the skyway actually be connected into the lobby space on the second level? It's so much more humane than the sections of skyway that are like tunnel tubes with only small doorways to the adjacent structures.
- I didn't realize how relatively small the floorplates are compared to the block. If only there could be some sort of building anchored to the opposite corner of the block (Chicago and 3rd).
- Same goes for street frontage. This should make the street frontage along 4th Ave nice and hospitable, but the other three frontages (Park, 3rd, and Chicago) will still be giant-parking-ramp-death-frontage.
- I agree with FranklinAveFixation, it would be nice if more of the top of the ramp was covered with some sort of use.

The plan suggests that the lobby will be 2 stories and I'm assuming the skyway in that area will have a railing open to below. Then there is an enclosed area where there is retail in the skyway.

They were supposed to build the ramp with retail capability along Chicago and 3rd, but who knows if that would ever be converted.

Page 32 (as labeled; page 33 in the PDF itself) showing it in relationship to the WF twins screams "add at least four floors!" to change things up a little bit height-wise.

P.S. Big props to whoever it was at Ryan spent all the time getting those aerial photos to line up just right so making this GIF was super easy:

RBC will keep HQ downtown; could anchor United Properties or Ryan towers
https://www.bizjournals.com/twincities/ ... could.html
*LOCKED*

Besides staying in their current space, the article mentions they've narrowed their search to a few downtown locations - with this being one of them.

Another option would be anchoring Ryan Cos. US Inc.’s proposed 17-story office tower in front of U.S. Bank Stadium. That parcel runs along the front side of the Fleet Farm parking ramp that is linked to the stadium with a skyway.
Ryan could not be reached for comment, nor could Cushman & Wakefield, which is representing RBC on its site search.

If RBC wants to move into a new building, it would have to strike a deal soon in order to allow a developer to finish a project by 2021.

I meandered over to ESPN.com for a minute and noticed that ESPN thinks this building is already there...

Or they just used a file image from the Super Bowl bid or something along those lines...

The agenda for next Tuesday's DMNA LUC meeting includes an update from Ryan on this parcel. No details yet, but we'll see.

That’s kind of what I was thinking as well. That the project may transition to residential.

Knowing nothing about market trends, I feel like a condominium building would be nice here. I’m thinking a building with ground floor retail, of course.

Are the above-ground parking levels accessed from the ramp? Odd.

The Flyover view from the top floors have nice views of most of the river, though the Zigi tower will close off a bit of a view to the upper falls.

Still so unfortunate they decided to do a bike-lane protected parking here.
