I think a lot of you/us are forgeting that this area is "historic", so a lot of the color mish-mashing is probably because the developer HAS to abide by certain codes and such that make his building blend into the neighborhood enough. Maybe that's why you see tan, white, AND black/gray on the fascade?

I still like it the way it is, personally!
Nah, the historic district's border is 10th Ave. This is just outside of it.

Looks better than the Bridgewater condos already built, and the original plan for this site which was more massive. Will be an attractive addition to the area. The nicest design Shamrock has proposed of all their projects. It's great to see a new residential development downtown thats geared towards home ownership rather than rental. I can just see them touting the amenity of being next to the Izzy's Ice Cream Parlor when advertising the condo project! lol

Awesome. Now, let us hope that development gets going on the other side of Washington Ave.

I predict the whole area north of Washington will boom with development once construction of the new stadium is underway. Park Vista looks great and I think it will do very well. I hope spurs it a few more condo developments to happen downtown .

You mean South of Washington?

I agree. Mostly because Zigi WIlf is a major developer and I believe he owns some of those vacant properties (and maybe will work with the Strib to acquire more).

Not exactly news worthy, but it looks like this building is going to be on the agenda for the city planning commission on Aug. 2nd.

Are you sure? I was under the impression he backed out of that deal and never acquired that land.

Wilf does own a couple parcels around the dome right now. I think there on the north side of the dome.

He backed out of the deal to purchase the Strib land due to turmoil in the credit markets. He does own ~3 other blocks in the area though.

It would be interesting to know how quickly he has historically moved on projects once he gains properties. It doesn't seem to me that this type of property is what he would have much experience with. His resume would lend me to believe that he would be looking at multifamily housing for these, but maybe he's looking to go outside his comfort zone...I guess time will tell.

Much better looking than most of Shamrock's other projects. And great to see some condos going up!

I don't have a subscription so I can't read the article but the developer is adding to this proposal:

"Developer Jim Stanton is adding units to Park Vista, his proposed new condo building near the Guthrie Theater in downtown Minneapolis."

What does that likely mean compared to the old one?

Stanton originally proposed a 150-unit building. (source: http://millcitytimes.com/news/city-sham ... g-par.html)

That's the number I have in my tracking sheet (which I will periodically summarize for everyone on the "sticky" at the top of this thread).

New condo development coming to riverfront

August 17, 2012 by southwestjournal

//By Jeremy Zoss//

Shamrock Development’s long-delayed condo project near Gold Medal Park could break ground as soon as this fall, making it the first new condo development in Minneapolis for several years. The project is planned for two parcels of land near the park, the riverfront and I-35W, 110 and 124 12th Ave. S.

According to Shamrock Development’s Jim Stanton, the project calls for 169 total units with a mix of one-plus-den, two-bedroom and three-bedroom units. The plan also includes 319 units of parking, a swimming pool, a playground and a dog park.

Stanton said he believes the project is the first new condo development in Minneapolis in four or five years. He said the time is right for the project because sales of units at Shamrock’s other condo developments have picked up significantly.

“We’ve built about 700 [condos] downtown,” he said. “Given the market we’ve had in the last two-three months at the Bridgewater right diagonally across from it, we feel really encouraged.”

Stanton said many of the units would be priced below $400,000. The project should begin construction in the fall and be completed in about 14 months. Currently, the project has no announced name. In the original proposal the project was known as Park Vista, but that name has since been dropped.

Looks like we need to update the thread title.

The August 27th CPC meeting has this on the agenda, with recommended approval and a site plan.

I like this, nice infill. I'm glad it's condos, too much rental can have a downside.
