I actually like the design. It's definitely not unique, but I like the amount of windows. Glass as the dominant feature will be juxtaposed to the buildings around it.

Walking by the site yesterday, I was surprised at how small the site truly is. I was thinking it was wider, but then I did not take into consideration the street that I really did not remember from my other walks thru the area in the past. I do see this as a plus for the neighborhood.

Solhem LLC intends to construct a 125,745 square foot market rate condominium
project in the North Loop neighborhood. The project will include 27 condominium
units in an 8-story post-tensioned concrete building. The projected total
development cost is $30,400,000. Grant funds, if awarded, will be used primarily
for soil remediation.
The 602 Residences site is zoned C3A with the Downtown Parking and Downtown
Height Overlays. It is classified as a residential project, which is a
permitted/conditional use in these districts. In general, the project is supportable,
but there may be changes recommended by staff during the public hearing review 7
and approval process. The site is located in the Downtown Growth Center as
identified in The Minneapolis Plan for Sustainable Growth. The future land use map
in The Minneapolis Plan for Sustainable Growth designates the site as Urban
Neighborhood which supports the proposed residential use. The project’s proposed
uses would be appropriate in this area and would be in conformance with the
comprehensive plan for land use.

A lovely fit for the site. Simple, clean design yet it feels urbane and classy. Nice addition to the North Loop.

No real news, but groundbreaking is set for May or June. The article really hammers the point that this will just the second(!) condo building to begin construction since the recession (the first being Stonebridge). Stanton's building at Portland & 8th will also be breaking ground in the spring, making it just 3 condo developments in Minneapolis since like the 2008 crash.

They were announced as a receiving a grant from Met Council:

"602 Residences, Minneapolis :$60,100 to help pay for asbestos abatement and soil remediation at a small commercial site that was part of a railroad yard and most recently used as a parking garage. Developers Curt Gunsbury and Robb Miller plan to redevelop the eight-story building into 30 condominiums."

Final prices haven’t been set but are expected to range from $900,000 to $3 million...“The market is really strong right now and there’s a real dearth of choices for people,” Gunsbury said. “We see this as really fulfilling a need in the market.”

Laugh! How about a need for affordable housing in the city! Who are these people moving downtown?

There's a difference between market needs and societal needs. I think that's clear and we all know this.i have no problem with the private market building for its needs, let's not rehash this every time. Yes we NEED affordable housing but there are still people who can afford this too.
