I HATE the A/C unit in the video. For that reason alone I would turn this place down for somewhere else. ick
You prefer Magic Paks?
Yes. A MagicPak is preferable to a PTAC.
In terms of functionality within the unit?
In terms of space comparison b/w this and a Magic Pak?
In terms of the impact on the exterior?

Functionality for certain. PTACs are less efficient, and make more noise.
PTACs take up less space, but like others have said a PTAC only works well with one open room.
The standard Magic-Pak exterior grill is about 25% larger than a standard PTAC grill, so guess it depends on the designer of the building.

Are there no windows on the NW facade of the building? It sure looks like it's built-to-line. Not that the 606 1st St building is ever likely to develop anyways... and not that that's a bad thing either. I'm sure someone can come up with a clever re-use for it.

PTACs are less efficient...
Is this true? Aren't PTACs and Magic-Paks doing exactly the same thing, mechanically? Just a compressor and a fan (and a little tiny gas furnace, in our climate).

I do.

Central AC delivered via ducts is multitudes better than wall-shakers freezing one room while leaving another room hot
In this case, the 'apartment' is actually just one room.

Add a condensing coil and a evaporator coil and that is basically a PTAC, for Single Package Vertical units also includes a heat exchanger, and a media air filter and a separated supply and return.

It depends on what models are installed, based on sales data, high efficiency Single Package Vertical units are much more common than high efficiency PTACs. PTACs only use resistance electric heat (save for two manufacturers), which is less efficient than gas heating. Single Package Vertical units in this market usually come with gas heating, but not always.

I noticed the small, ugly building next door has four cutouts for large windows on the second floor. Anyone know what they are converting the building into, or are they just sprucing it up? As I recall, the original proposal included demolishing that building.

It's simple and unimpressive but they used high quality materials and included nice details so I'd say it's a success. If only Ryan could do this at the ramp and opus could figure it out on the mall.
