The entire section of block south of the existing three-story office building is presently surface parking, so it's not so much that they're adding it as that they aren't removing all of it. Though I agree it would be better to develop it all.

The same company owns that brutalist "office thing" on the Grant corner. I can imagine that's why they need to keep surface parking for now... maybe they even have office tenants whose leases demand it. There are a few long-term exit strategies which could fill in that surface parking: Build a second apartment building in the middle over the surface parking (though it seems like it would have made sense to orient the underground parking access ramp here in a way that allows for it to serve underground parking to the north, which is not the case). Or, tear down that apartment structure and replace it with something even more significant on the northern 2/3 of the blockface against Grant St.

Overall, I like the project. I'd also like to see the city take action here and make an official pedestrian crossing of Grant St at 5th Ave just to the east of the bridge. And even better would be elimination of the third lane that 11th St picks up by way of Grant St, allowing for a wide bike/ped promenade over the 35W access ramps. The more the City can make it pleasant for people who work downtown to walk/bike from housing in Elliot Park, the more valuable Elliot Park will become as a neighborhood.

That plan must be publicly available somewhere, right? Hopefully its existence makes it a little more likely to get decent density on those Thrivent lots.

I can't get back into the Star Tribune article, but if you copy and paste into Google the name of the report the whole thing shows up. It's basically guidelines and wishful thinking. We'll see if it has an impact on Thrivent and others. My guess is that Thrivent may be quite a ways into plans for that block. It's also interesting to think about Park and Portland and their importance to the city given that together they form when of the strongest connections Downtown Minneapolis has to the rest of the city. It'll be great if more work was done making those connections stronger.

Oh, cool. I guess street sections were out of scope, but it would have been nice to see a suggestion for dropping Park and Portland to two lanes, since Portland has been for months by the K-A block, without any carpocalypse whatsoever.

Renovation of historic Madison School housing and construction of new 3 story, 22 unit building to replace existing 22 units of townhomes, which are apparently in very poor shape:

I remember those townhomes getting hit by cars semi-regularly when i live in the area. hope the new building is sturdy!

Yes, those townhomes are hideous and should be replaced. Yes, the existing apartment building (fmr Madison School) should be renovated. Cool.

But replacing the townhomes with a tiny 3-story, 22-unit apartment building in this location? Not acceptable. I don't expect them to build Grant Park or Skyscape, but a 5-6 story stick construction building is the bare minimum expectation for anywhere in the downtown loop. It still wouldn't be a ton of units (only 8 per floor), but I'll take a 5-story/46-unit or a 6-story/54-unit building over this 22-unit embarrassment every damn day.

I was biking past First Covenant this week and it looks like they broke ground on their project in a major way, unless the hole is for a different project.
