The rooftop solar array is new to this version of the presentation, right? Sweet.

Has this project been approved. Anyone have any speculation as to when Jerusalem's will close? Anyone think this project could get started before the ground gets frozen?

I walked by yesterday, and it appears that Jerusalem's has closed. The grocery store on the corner is still open, though.

I was looking at the packet more, and I sure hope that the 15th St. market comes back. With all the people moving into that neighborhood, they need a nice store like 15th St.

Based on the information found on the city of Minneapolis is website

http://apps.ci.minneapolis.mn.us/PIApp/ ... 2924310069

The ground floor of that building located at 1500 Nickolet, presumably the grocery store, is 5889 ft.². The total square footage of the building is 15,890 ft.².

Given the retail square footage in the new building, maybe a convenient store will come back.

Interesting piece in the package from CLPC:
CLPC also encourages the Developer to work with MNDOT to clean up and maintain
the MNDOT owned property adjacent to the Development, as well as on the other side
of the fence. This area attracts Public drinking, loitering, and low level crime. We wish
for residents in the new building to be safe, as well as the elimination of this unkept
parcel.
Which parcel are they talking about? I don't think they mean the Spanish immersion school parking lot.

Isn't there a sidewalk between the two fences? Between the parking lot and the Interstate?

A more immediate solution would be to vacate the ROW and move the fence under the condition that the developer allow public access to the central courtyard, where pedestrian traffic could pass through. This would pretty much eliminate the problem and remove MNDOT from having to actually do something, always a time bonus.

If the landscaping plan included in the submittal is to be believed (page 169 of the PDF), they're fully intending to take over maintenance of the property. They're including new sod and irrigation in the MNDOT ROW.

The grocery is closed and has a sign saying "see us soon as Lyndale and Lowry."

Any updates on this one? Are they wanting to break ground before the winter?

Hey, if anyone has any idea when they're going to be demolishing this thing, let me know. I work so close to the area and would love to get pictures of the demolishing.

They recently installed a fence around the parking lot (Market BBQ's food truck and other vehicles had been parking there until the fence went up), and all the buildings look cleared out now. I take that as a sign that demo is imminent.

There is indeed a fence. Here's a picture of the fence surrounding the area just south of the Jerusalem restaurant. They have not fenced off the actual restaurant yet. They also have not put a fence around the old Nickolet grocery store building.

Really wish they would have done more of a mix of affordable and market rate. Not that we don't need all the affordable housing we can get, but I'm just not a huge fan of concentrating it.

This is such a stupid development. In addition to the other 5 story apartment across the street there's going to be a lot more residents with a lot less to walk to. Every time I pass by I see the half dozen storefronts still standing and hope that the project is about to be taken off of life support. There's already zero walkability north and south of 15th on the east side: south of Pings and the Theatre there are parking lots and a DVD editing business in a little boxy windowless building. Then you get the highway, then an empty lot.

If someone were to build on those two lots that would be a bit less of a barren connection to the rest of the stuff on Nicollet in Stevens Square. Crossing the freeway wouldn't be so bad if there was something immediately at the end of it.
